They seem to be holding these meetings with us once a year so not for another six months or so. It’s always Johnson Development staff - Alvin who is the Sienna construction manager and the marketing staff.
@@kphomesgroup oh okay, thanks. I have another question about the construction that started happening behind aldi on sienna ranch. Do you know whats going to be there?
Nothing new that I know of. I don't think they're developing anything soon. In the description I posted a link to a Chronicle article that talked about it.
@MrRedd713 Yes. The plan is for it to be its own city though instead of being annexed like Sienna will be by Missouri City. Austin Point will be on 4,700 acres with 14,000 homes compared to Sienna with 10,500 and don't quote me but around 15,000 homes. Big difference but I'm guessing a lot of that has to do with the unused space for Sienna's levees. Lot sizes are trending down of course, that is probably a factor too.

I don’t think so. There’s the new Lenox Sienna on Wattsplantation behind the existing Ravella apartments but other than that I don’t remember hearing of any.
When are the 521 retail stores going to start construction? Also, when are the next 80’ lots going to be available to build (Serene Shore in Summerhouse Lake). I’m considering building a house in Sienna by the end 2024 or 2025
The 521 stores have no set timeline because there is no electricity from Centerpoint out there yet and no known timeline for that to happen. Even if there was electricity available whatever company is developing the site would need commitments from some of the future tenants before building so the timeline is unknown at this time. The Serene Shore lots are slated to be delivered to builders at the end of 2024 but I'm told that's a very loose timeline. Get in touch with me regarding building in Sienna at 832-774-3578 or phil.monkhouse@exprealty.com
@@kphomesgroup Thank you so much for the fast response. Hopefully the stores will be there when Sienna finishes out. I will definitely be checking out Serene Shores and possibly building. I’ll make sure to email you if I need more information.
@@kphomesgroupHi sorry to bother you again, but do you know around which month serene shore lots are going to be delivered. When you meant at the end of 2024, did you mean strictly towards the month of December. Do you know when the earliest possible time sienna will deliver these lots? I know it is a very loose timeline, I just want to know around when it’s going to be available. Thanks.
If they put roundabouts at every intersection along Sienna Parkway instead of lights, they wouldn't need 6 lanes. The only intersection during rush hours that does not have lines is Sienna Parkway and Mount Logan, and it doesn't take a rocket scientist to work out why. Instead, we will have a minimum of 4 years chaos and inconvenience, all while destroying the current tree lined median. And at what expense? Unbelievable.
The developer rep mentioned that all future main intersections would be roundabouts. Fort Bend County or Missouri City wants it that way. I forget which one he said.
Your Video Quality is very good but your video optimization is very poor. I found an issue why not increase the views and sub 1. SEO score is very low 2. No video title - description - SEO - friendly tags 3. No shared social media platform and many problems. Your RU-vid videos immediately need SEO to grow a targeted audience *Review a YT SEO Specialist*
Wow, amazing video. your video quality is too good. I found a problem in your channel. Why views and subscribers do not increase. The problem is your videos have no SEO Optimization. if do Proper SEO of your videos will increase views and subscribers
Thanks for the video! I recently moved from Pearland to "new" Sienna. Like many others, I do wish Sienna offered some type of a retail experience. Getting a gas station involves me hoping on to 521 and filling up in Rosharon. I REALLY hope we get the HEB or some sort of retail experience on that long stretch heading to 521. I'm not looking for a town center or anything, but a Starbucks or something along those lines would be a good start. Lastly, I did see a SIENNA VILLAGE MARKET UPSCALE STORE WITH FUEL sign pop up 4-6 months ago and suddenly disappear. It was off Sienna Parkway near Donald Leonetti Elementary. The company was Trustwise Equity. After a deep search on my part, I found the site and it looks like a completely undone site with filler text. I was surprised since they had a massive billboard up advertising it. I was really looking forward to it. Looking forward to your update in December.
Did you see this one? Sienna Update From Johnson Development January 2023 ru-vid.com/video/%D0%B2%D0%B8%D0%B4%D0%B5%D0%BE-HK5UAzrpkuA.html Other than that I will do a developer update video in December.
@@kphomesgroup thanks for responding so quickly. That’s good to know. Yeah I didn’t know too much about the area when I originally bought my current home. Now that I have seen that area, I am throughly impressed. That particular developer thinks the whole process through, I guess a fall back if nothing I want is available at the time would be The Cross Creek community. Again thanks for the feedback.
I have lived in SIENNA for 20 plus years. I am perturbed about the annexation by Missouri City. I am perplexed at the lack of retention-ponds, considering half the streets in the subdivision was 4 feet under water after the big flood, several years ago. Fortunately, only a few homes had a lot of water in them way back at the back of Sawmill Lake, on the west side closest to the levee.
The LID did add 5x the pumping capacity since Harvey so steps have been taken to stop problems in the future. However, I always tell people to avoid the southwest part of Sienna if they're worried about flooding. Annexation was always going to happen, it just seemed very rushed for the MUD 2 area.
From the Rosenberg Today Facebook page yesterday: Signs are up at Boothline and Ricefield road. Austin Point coming 2025! This is a 25 year project to build 14,000 homes. When completed, more people will live here than the current population of Rosenberg. It will be similar to Cinco Ranch.
During Harvey about 70 homes had a few inches of water. The rain water was trapped inside the levee and it couldn’t be pumped out fast enough. It only affected homes in one area of the community. Since Harvey, Sienna now has 5 times the pumping capacity with generator backup so it’s hard to see that ever happening again.
Looking at the options for our MUD. Not sure if it’s a good idea to start up Annex or if it’s okay the way it is. I do know that $150 water bills are ridiculous when the cities further away from the actual water source only pay $60.
Thanks for the feedback and I’ll work on that. I’ll keep on making them though. No one is making you watch. Who spends their time trolling people trying to do productive things? You have to not be willing to not be bad at something to get good at it. I don’t expect you to understand that. You’re clearly a small-minded man.
I think it will still happen. Big developments always seem to take longer than projected. Maybe the Fort Bend toll road and Grand Parkway intersection fight is slowing things down. I'll try to find out.
For the upcoming year Shipmans Landing will be zoned to Ridge Point. www.fortbendisd.com/cms/lib/TX01917858/Centricity/Domain/17321/23-24%20FBISD%20Map%20Southeast%20HS.pdf
I’m looking to buy a new home in sienna will the tax rate be the same as you explained here? Or would it be much higher since it’s a new build ? The reason I’m asking is because I heard that an escrow account could increase a crazy amount for new build homes. Just wanting to make sure we can afford the home.
The highest tax rate is 3.19%. I would expect it to drop over time. There is a situation where you take possession of a home that was appraised when it was being built. You would pay low taxes first year but they would go up to reflect your completed home’s value the next year. I can work with you on new builds to help with questions like this along the way. The builder pays commission and won’t penalize you for working with me 832-774-3578.
