I'm doing major spring cleaning to get an appraisal done down the road, but I'm wondering will they be opening up my closets, messy garage and shed? I have boxes stored in my basement as well, do I have to clear out those areas for them to do the appraisal? Full disclosure my goal is to stay in the home and hopefully afford to buy out my spouse so my objective is not to sell, but get a reasonable quote. He moved out a long time ago and the house honestly needs repairs. He never repaired anything and I don't want to pay someone to do repairs now not until I get some equity on the place and attempt a reno later on. What are your thoughts on that? Should I repaint the place, fix the broken tiles in the bathroom and so on? I really would like an unbiased opinion.
Unless the boxes and clutter is hiding something you feel will increase the value of your house, then I don’t think it will make that much of a difference. I hope that helps! I hope that helps!
paint, windows, flooring really help value and enjoy home too. My home has cheap crappy laminate floors that fell apart after 2 years so while I am not selling then home, I am having new hardwood floors put into downstairs. Did new tile in kitchen the kitchen looks so amazing now!
I love carpet, hate hardwood. So do many peoole i talk with. Put in hardwood you lose my purchase. I have hardwood and covered in plywood and vinyl or carpet. Carpet gies in bedrooms. Never wood in a kitchen or bath.

I feel personally attacked; I love carpet. Assuming it’s on the newer side and matches the style of the room, it beats hardwood, laminate, tile, every day of the week.
We have no control over appraisers except to know the comparable homes and be able to speak to them. As a listing agent our job is still sell for the most $$$ because we work for our clients
