@@juuriartthat’s a great rule of thumb. There are many wealthy pockets. The ultra wealthiest neighborhoods off the top of my head are Indian Creek, Gables Estates, then the 3 islands off the McArthur Causeway (Star, Palm and Hibiscus) in between the beach and downtown Miami

Currently the smaller ones (about 1200-1300SF) single story in the grove are starting at about 1mm. I saw two close for 1.2 and 1.3MM respectively at the end of December 2023. Coral Gables is STUNNING!!! It's like the Hamptons here on Long Island.......such beautiful areas and the houses (most of them) on the water, are magnificent. I personally still prefer the Beach, south beach etc., because I like to walk to coffee shops, small bakeries, luncheonettes, etc., and watching the sun rise from the beach is just absolutely wonderful. If I had the wealth, I'd have a place in SoBe and one magnificent mansion in the Gables...........sigh.........
They are usually mild in the summer when this event occurs. However, the start of this race was extremely challenging with 3 to 4 foot rolling waves and storms all around us. You are going with the gulf stream. The winds change, depending on what mother nature does.

I grew up very close to the area in Westchester. I haven’t done one specific to Kendall Lakes, but there are a few videos (Horse Country, Aguacate and Woof N Wag) that all are technically under the Kendall Lakes umbrella.
Is Cutler Bay a constant flood risk? We visited there last summer and I really liked it. My wife is fearful that the area is always at risk of flooding.
It’s in a flood zone. Certain sections are worse than others when it rains heavily. Shoot us an email and we will send you the flood zone maps. I can also explain the exact areas that typically have issues with heavy rains. Certain spots in Brickell and Miami Beach have the same problem. They are all great places to live. Just need to be in the right spots/streets
