The price is 7.95m THB. As there is a Thai company that owns the land and house there would be no applicable transfer taxes if a new owner purchases as they simply replace the existing company Director.

Maybe just click the link next time or if that is such a huge problem for you then contact the supplied contact details provided in the link. Yes generally people do need to go to the website for further details as they are listed there. It's quite normal for potential buyers who are genuinely interested in real estate on Koh Samui. Are you? It's obviously not an only fans site and as the clue is in the domain name. Not entirely sure what the purpose would be of anyone doing that and if they did, simply click off it...

Foreigners can actually own property and houses in Thailand in their name 100% when it comes to the building structure. In Thailand, property ownership for foreigners involves specific regulations and considerations. While owning land directly is restricted for non-Thais, there are legal structures and options to facilitate property ownership: Condominium Ownership: Foreigners can own condominium units outright in their name. The Condominium Act allows non-Thai citizens to own up to 49% of the total unit area within a condominium building. This is a straightforward option for those seeking to invest in urban areas or resort-style living. Leasehold Agreements: Foreigners can secure long-term leasehold agreements for both land and buildings. These leases can extend up to 30 years and can be renewed, providing a secure option for those who wish to enjoy property benefits without direct ownership. Some investors opt for a leasehold structure with a built-in option to purchase the property. Thai Company Limited Structure: Establishing a Thai Limited Company is a common method for foreigners to own land. While the land is technically owned by the company, non-Thai shareholders can control the company, allowing effective ownership. It's crucial to note that the company structure requires compliance with corporate and legal regulations. BoA (Board of Investment) Promotion: The Thai government, through the Board of Investment, may grant promotional privileges to foreign investors. This could include permission to own land for specific purposes, such as manufacturing or development projects, providing an avenue for foreign ownership. Thai Spouse Ownership: Foreigners married to Thai citizens can own land in their spouse's name. However, this approach requires careful consideration and trust in the relationship, as the property would be legally owned by the Thai spouse. It is imperative for foreign investors to navigate property ownership in Thailand with legal expertise. Engaging a qualified Thai lawyer is recommended to ensure compliance with Thai property laws, contractual agreements, and any changes in regulations. Understanding these options enables foreigners to make informed decisions when investing in Thai real estate. Happy to assist if you need.

Can a foreigner buy?
@FormProperty
@FormProperty 7 месяцев назад
Thank you for your question. In response to the above, yes you can buy a place of residence to live. You can own a building or home in your name 100%, however, there are certain regulations and considerations that you should be aware of before proceeding with property ownership. Foreigners are generally not allowed to own land outright in Thailand according to Thai law. However, there are alternative legal structures that allow foreign nationals to own property, primarily through leasehold agreements and condominium ownership. 1. **Leasehold Agreements**: Foreigners can enter into long-term lease agreements with Thai property owners, typically for a duration of up to 30 years with the possibility of renewal. While you won't own the land itself, you'll have the exclusive right to use the property for the duration of the lease. It's crucial to have a clear and legally binding lease agreement to protect your interests. 2. **Condominium Ownership**: Foreigners are permitted to own condominium units in Thailand under certain conditions. The Condominium Act allows for up to 49% of the total floor area of a condominium project to be owned by foreign individuals or entities on a freehold basis. This means you can own the unit outright, including the right to sell or lease it, but not the land on which the condominium is built. 3. **Thai Company Structure**: Another option is to set up a Thai company, in which foreigners can own up to 49% of the shares, to purchase land. However, this approach requires careful consideration and professional legal advice due to the complexities involved in company ownership and potential legal restrictions. Before proceeding with any property purchase in Thailand, it's essential to understand details in each ownership structure in real estate transactions involving foreigners. I can explain more and help you consider all aspects. Additionally, it's important to conduct thorough due diligence on the property you're interested in, including verifying the title deed, checking for any outstanding debts or encumbrances, and understanding the terms of the lease or condominium agreement, which I can assist with and also refer a legal team for more in depth tasks. I hope this information helps clarify the options available to you for owning property in Thailand. If you have any further questions or need additional assistance, please feel free to reach out.

That's probably not even the worst part. Because as far as i know foreigners are not even allowed to own property in Thailand. It can never be in their name. So to even "live" there it has to be in someone else's name who is a native Thai. And guess what, even though you have paid for it, they can kick you out with the help of the police and whomever at literally any moment they would like to and go live there themselves and there will be absolutely not a thing that you can do about it, because that it is an actual law that a foreigner can never own property in Thailand.
