Manor, Texas? I work in Manor. The town is a dump. Similar to Elgin, Hutto, Taylor, Pflugerville, Round Rock, Kyle and Buda. Rule of thumb in the Austin area, you never buy east of IH35.
I have been in the Austin area. Rule of thumb here is that you do not buy property east of IH35. Avoid Round Rock, Pflugerville, Manor, Kyle, Buda, Taylor, Hutto and Elgin. Even parts of Georgetown look like a dump.
You're entitled to your opinion, but I don't agree as they're still nice areas in all of the cites you mentioned plus they can be more budget friendly.

Abbot better get involved with this. I live in Cedar Park and have property in Jonestown. Property taxes are a killer. It’s not right how homes are assessed or the amount of bogus school tax we pay.
What do you think about the near by lime stone quarry which is the size of a theme park? What kind of issues have locals seen over the time and what can we expect when in market for a home nearby this location? Appreciate your attention on this. Thank you for your question. I can't speak to the one in Georgetown but I actually live close to a quarry in Cedar Park. It's no longer active but when it was the only thing we noticed was a "boom" sound everyday at the same time. You get used to it. It never really bothered us. If this is something that concerns you I would check with neighbors in the specific neighborhoods you're interested in and simply ask them. Hope this helps.

Although the prices of Texas homes are lower compared to other states. The market is still overpriced. I think a further price correction is needed maybe another 15-30 percent nationwide from the peak. And I am a homeowner sitting on 200k of equity (which is ridiculous). I bought our home in 2019 at 3% interest rate.
We love your video! Thanks for sharing. Our HOA dues are $120/month but that includes full lawn maintenance (front yard, backyard, and flower beds) :). A great lock and leave community.
As someone who lives in one of these communities, none of them are best by any stretch. Traffic is a mess everywhere, driving on williams drive or I-29 anytime of the day is terrible. Zero amenities besides the wolf ranch shopping plaza which again is overcrowded M-F from 10 till 5. They are building tons of new homes so as soon as you buy one you are underwater in equity. The traffic is worse than most parts of Austin and i am not exaggerating. For same price you are better off living in dripping springs, bee caves or lakeway if you want hill country or circle c or northwest hills in Austin you want to live close enough to Austin to enjoy amenities while still having the peace and quiet.
