I would suggest you look at Oasiz by Danube in dubai silicon oasis. A studio ready in 2026 will be priced around 1.5-1.6Crores. 65:35 post handover payment plan.

Great question Sir. In future Etihad rail with be connected with all GCC nations. Imagine you are going to Saudi, Bahrain, Qatar or Kuwait from Etihad rail station 2kms away from your home. Even Abu Dhabi.

Again that is a valid point. Let me clarify Etihad rail is going through a world class transformation. The passenger rail network will be an absolute technical marvel because all 6 GCC nations will be pumping in approx $20B for the same.

It will be like a long distance high speed metro where people working in Dubai or Abu Dhabi can live in Sharjah as well. Or the vice versa situations. Etihad Rail will be a mammoth project. Keep faith in the vision of UAE govt they should take care of noise issues.

Hello. 3 aed per sq ft per year is the service charge. So taking an example of a 4bedroom corner unit around 3200 sq ft. You will be paying under 10,000 aed for a year for the community. Very economical.

2.8Million aed for a 4 bedroom unit. There are cancellations here and there for a 2 and 3 bedroom townhouse priced from 2Million to 2.6Million aed.

Hello. Great question. I had a discussion with people at Ellington for the same. They have hired a professional organization that specializes in acoustics. The developer has assured everyone that they will use the best sound proof walls and glasses to make sure road noise is not an issue for the residents.

Right now the best 4 bedroom townhouses in the current offplan market are in Emaar The Heights. Riverside has left over units so I won’t recommend that. High possibility to get a really good unit in The Heights.

Each have their own USPs. 1. Payment plan and handover date is in favor of Masaar. 2. Layouts are great for both. 3. Emaar as a brand is better of course. 4. Both will appreciate very well. Emaar as a brand and Masaar as a concept, both are fantastic.

Hello. Yes Golden Visa can be availed in Sharjah as well. The Visa is a UAE thing rather than being an Emirate concept.

An upfront 20% downpayment +4% SLD(Sharjah land department fee) will be enough to be eligible for a golden visa. Provided the minimum offplan property price is 2Million.

Hi Vishwas , I started following your videos recently , and they’ve been very informative. Keep up the great work! Question for you - for an off plan project for a 1 bed apartment , would you pick siniya island or somewhere within the dubai city limits for a budget of 1.5M AED max. Asking coz, siniya will be an exclusive island project far off from dubai - so doesn’t it pretty much cuts off the long term rentals out of the equation. ? Which is a better pick in terms of ROI? Your insights will be much appreciated .

As of today Type C is selling well due to bigger built up and majlis. Type A has huge backyard and looks good aesthetically. Thank you for your inputs.

Type A has a double height ceiling from the living area and Type B has a double height ceiling from the dining area.. Type C has no double height ceiling.. In Dubai agents don't exactly go into the technical factors.. more into superficial factors.. Oasis can't be a comparison it should be with Marjan Island..

I expect a min net ROI of approx 7%. Location is fantastic for a hotel residence, 4 floors are already constructed handover will come on time. Yes it can be sold easily as price of entry is really good for a high end 1br in furjan.

Do you think Cala Del Mar is a good project for investment? I am asking because the rental price is very low in Al Marjan but the price of this project seems higher than Dubai.

I like Cala Del Mar But rentals in Al Marjan won’t be too strong unless the Casino is a major success. Also the prices are too high for the returns to be substantial. There are lot of ifs and buts. I would suggest you to invest in Dubai. Ellington is a major success here when it comes to rental returns.

Thank you very much. Dubai South as a community is yet to show prominent growth when it comes to anything other than sales. Emaar South as a Golf course community is incredible. It has already given people lot of appreciation. Products have grown in quality and value. Heights is a comparatively unproven community but it will do well because the concept of Country Club and Wellness is unique for such a large community.

Great question. The answer lies in the current layouts of Emaar. 1. Semi-detached have constructed area 35% bigger than a townhouse. Rooms and almost everything is bigger. 2. It is Ground+ 2 floors with extra family room. Townhouse is G+1. 3. There is 6m space outside on the sides. You can easily make a swimming pool. 4. Aesthetically and utilitarian wise semi detached villas are better.

1/ Supply : There were 100k units launched last year and on track for 120k units this year . 2/Demand : 40k units annual demand assuming a continued 80-100k people coming in annually. It seems markets is well supplied for next five years looking at just last two years supply numbers ? Appreciate your analytical view on this - rather than fluff by every other broker market always go up and flip

Great upcoming community. Their first phase was sold out in June and allotment will be in August, so people who put in cheques are still waiting. If you want to invest consider Emaar Valley phase 2. Fantastic layouts.

For an investor Valley’s location is better. If The Heights’ location suits you then only you should consider it over The Valley.
