South Florida is by the far the biggest bubble in the county. Every other home is a flip or investment property. Realtors are getting rich as scum of the earth speculators are pricing you and your family out of prosperity and raising your grandmothers rent. A 50 percent correction would only take prices back to last year in many cases.
Prices are rising because the inventory is low and half the people that move to Florida, move to Fort Lauderdale, Miami, and Palm Beach. High popuation. High demand. Low supply. It's economics.
@@movingtoftlauderdale actually, about 75 percent of the homes are bought by flippers and investors. If they weren’t in the market, the prices wouldn’t be anywhere near where they are currently. Here in palm beach county (speculation capital of the US) the number of homes available are rapidly approaching pre Covid levels. But since they have all been flipped twice and have been sitting empty, the homes are now being offered at 100-400 percent higher vs 2021. Great time to buy!
@@shanerogers9386 Yes, Hedge funds have part blame. And sellers don't want to sell to go buy a higher priced home since it takes a bit of psychological settling to pay a higher price for what seems to be the same home. But it's still low inventory as even the investors want to hold. Palm Beach is also experiencing a lot of new construction and as they build more and people move here, the prices increase drastically. What was a $2M, is now a $5M. Companies escaping high tax and traditionally Democratic states is also driving migration. So, there are various factors. Thanks for your opinion and point of view.
