Hey I'm That Agent Kelly! Realtor who also manages a team of agents out here in the Fraser Valley, BC.

I moved to Mission from Vancouver this year. I wish i did this 10 years ago. The train lets my wife get to work downtown. I am used to non-stop sirens, screaming and pigeon shit, coming from Vancouver. Now all i hear is harleys, race cars and dogs barking. The nights are actually quiet. A little train noise but i didnt notice until someone mentioned it.

its crazzy i work in hvac and every house i have installed a new air conditioner or furnace has a rental suite that they dont use or rent out anymore cause they dont want to deal with tenants i wonder if in the future prices stay high and rental market gets down or close to 0 in vancouver

The greed which is the real estate industries. Yes, the greedy landlords with two or three homes, the rental management companies, the REITS, the private equity firms....they are driving this skyrocketing rise of property values. People can't pay these rents. But the greed persists until they bleed the population dry. What's that? A crash? We all know where the blame is going to go. The government.

@@Happygolucky117 if you’re a landlord, under the current conditions, you would probably want your tenant to leave every 2-3 years. 1 year isn’t worth the hassle of getting a new tenant.

Long time landlords of a tiny house in North Vancouver. We're losing so much money and we've had it. We're selling and some developer will tear down our house and build a $3M house. How's that helping tenants

The issue is that people in BC have to share 6% of the provinces land, and most of that is owned by big companies.

The more costs and risks they add the more rent goes up. All added costs are passed on to tenants eventually, just like when government adds new regulatory requirements or taxes on other goods and services which are passed on to consumers. Also Tenants should not have personal information of home buyers nor any real estate sale, ever. They only need the identity of their current landlord, or the next one after ownership changes. Rent is set to really rise a LOT all due to Eby/Kahlon combined with the slow rate of new home building in Canada despite high immigration.

@@thatagentkelly to me the irony is that the government is trying to increase density by the multiplexes so eg. you have a single-family dwelling in east Van with one basement suite, owner wants to sell it so that somebody else can build a four-unit multiplex, current tenants need to be evicted to make room for other A) 4 new owners thereby the market is actually lost to rental units Or B) 4 new tenants probably at a higher rate than the current people are paying total for the house Not to mention the extortion that will go on to get the two current tenants out of the house

@@thatagentkelly eviction for non payment of rent in BC can often occur within 6 weeks nowadays. But all processes have to be followed exactly according to the regulations and also get lucky with RTB officials. 2 months is possible. 6 months would only be if the landlord made some big mistakes or the tenants is a professional tenant playing games.

Speculators put money into cash flow negative properties. Investors do not. I think you’re right - speculators will see this is a disaster and leave causing the price of these properties to normalize into a range that is reasonable for investors who want cash flow positive assets. I don’t feel bad for the speculators who drove the market to insanity when they lose money on having a property fall back to sanity. I think you’re probably right it will cause rent to go up, but no one is out here with any solutions that will cause market rent rates to fall, so tell me something new.

cash for keys ive gone through 3 of these situations. went from $800 to $1200 to $1600/mo. moving is costly and inconvenient. give me 5 grand and ill happily leave

I don’t think the rate hold argument holds water. If someone plans on buying a tenanted property, they should just find accommodation for a couple of months. After all, the tenants will be in a similar situation. A small price to pay, perhaps could be covered by the seller

Landlords need access to faster resolution in cases where rent isn't being paid, damage is being done, etc. I would say 3 months would be a more reasonable notice .

I used to live in the apartment building at 1916 McCallum Rd 20 years ago. That's why my username is McAbby. My one-bedroom apartment with a view of Mt. Baker cost me around $530 per month in rent at that time. It's great to see how much Abby has changed with the new international airport, park, mall, and more. Thanks!

Sure if your only focused on your payment. Another way to think about it is : Spent 1.1 - 1.2 million for a house with a suite or $750-$850 for a townhouse. Sure payment is less with the house but still paying upto $400k more.

Its all because of all the foreign investing prior to the government imposing the NRST/foreign buyer’s tax. They were buying real estate and inflating the prices and sitting on empty houses/condos etc. Add the influx of immigrants we just cant sustain this we need to slow immigration until we can catch up.

Nanaimo being on the list, check! It's a great city! You are central to the rest of the island. You also have ferry access to local islands and the mainland. Departure Bay and Hammond Bay are also great areas to live.

Most of these are the most expsensive areas to live in BC. Abbotsford and Chilliwack are also good as there are also jobs. We were in Chilliwack for 2 years during WFH. Moved back to Saskatoon last year.

Top 5 you don't have abbostford but have south surrey. Very strange. Abbotsford 3times better than south surrey. In summers all south surrey population coming towards abbostford as nothing to do in surrey. Valuse wise abby is much better ROI than surrey langley.

I wanted to listen to this to give these guys a min to see what they are talking about. About 1/3 way in, and it's the standard fluff that's shoveled around. At least they touched on the fact that most to the majority of all this is due to international money. The problem with that is when irbif that money goes elsewhere or becomes harder to come in that the local market can't and won't support. You may get enclaves or small regions. For the small homes comments, that is by design and related to fees, taxes, red tape, and the list goes on. You guys seem to he a bit detached from reality inwarching you talk through some of this. I wonder how many realtors will be standing when the commission laws and rules come in that have been passed in the US. To the future point with driving and no cars, what comes next is not owning anything and you will he happy, to some points. There are ways to fix uo some of this, but it takes a different way of what has been done and is being done. One thing's for sure, we shall see what comes.
