Thanks! Very useful for me, I've been in the business for 20 years, and being able to find defects in a home BEFORE you get it under contract and do a formal education wastes a lot less of everyone's time, and helps my buyers make more educated offers!
This is why we did our thorough due diligence including site visits to various dollar stores. One we went to was closed a couple days a week and often closed by 3PM due to staffing issues. The one my clients bought, here, is open til 10PM every night and is performing very well. In some parts of the country the stores are true disasters. My clients are quite happy with their investment. I had been trying to convince them to purchase a NNN lease property for some years already.
@LinasMuliolisC21Homestar well that's great due diligence is key. Hopefully they won't be 1 of the stores that shut down. Sounds like they own the real estate but not the business which is good so if it shuts down they find another tenant! Do you think there will be some good commercial opportunities with alot of those stores closing? Not sure how many stores DG owns vs what they lease 🤔
@@mrvanhorn07 Actually, the value of such a property is lower without a tenant and a strong lease. Typically such a Dollar General will start out with a 20 year NNN lease (NNN is where the tenant takes care of pretty much everything, even taxes and insurance) then have options for renewals of 5 years each. If there's only like a year or two left, it's riskier for a new investor to purchase the property. I don't understand why a business would not want to own their own real estate, maybe there's some corporate tax loophole, but from the landlord side it's a very good zero maintenance investment. You just have to understand that if the tenant ever leaves, you've lost a lot in value. This one was about 6-7 years in to the 20 year lease, so it was still a good value.. My investors might sell it in 4-5 years.. But if it continues to perform I think they should hold on to it. I think of the McDonald's restaurant near the home where I grew up in the 70s. It's still there. Same concept.
@LinasMuliolisC21Homestar oh yea triple net is king! Yea, that's why I think there will be some good opportunities coming up to purchase those buildings that were operating as DG's at a very low cost due to them losing value with no operating income. I'd like to see what some of them sell for. Hey by the way you wouldn't happen to know anyone looking to purchase an event center in Katy, TX outside of Houston would you?
One side of the river is National Park, but I launched from the other side. I was new to flying drones that year, it was 2018. I only just uploaded the footage last year.
I did not, it was starting to rain hard, I had originally planned to, I had brought the clothing for it, but decided to go home. I will return when the lighting is better, and with a permit so I can go further into the park without worrying!

I love Chebacco and that is my favorite rig for her. While all Bolger's boats are super functional, a lot of them are an acquired taste. This boat is just pretty, even for people that appreciate function over form...
