Thank you so much for posting this. I had the exact same problem with corroded water heater elements that I couldn’t remove. Your impact driver with 1-1/2” socket combo totally worked. Saved me some big $$$! I also sprayed some “Sea Foam Deeper Creeper” (basically Liquid Wrench) that I got at an auto parts store. I let it sit and penetrate the corroded threads for 30 minutes and then use the socket with impact driver. That may have helped some too.
Lets be realistic. You Will not get a Mobile home 10k, 15k, 20k, 25k, 30k, 35k. I’m talking in year 2024, where in IN state, you won’t find MH for less than 45k
Let’s be realistic. You will not purchase a traditional home for $0. Investors do it everyday. I heard a mobile home investor in Delaware say he purchases homes for 3-5k all the time. There is a strategy to acquiring these homes. We can’t say something doesn’t exist because we don’t see it.
we get them for cheap as heck in arkansas & texas all the time..my current one was FREE minus moving costs( found a free one about 5 miles from the property I needed it moved to)
Thank you sooooo much for sharing this! I just had this issue tonight on the lower element. Top one was easy, lower one was completely rusted on. Your 38mm socket with the impact drill broke it free!!! You saved me a lot of money!
One tradesman (roof) would be used. The rest the work can be done (hanging sheet rock painting texture etc) it can be moved seemingly so thats an upside. Given its age electric and plumbing is most likely still solid though i'd wanna test it out because then we emter a whole new realm of work. Man this a pretty solid investment id hit it at 7k-10k range just use the repairs as a leverage point to the seller. But id have some questions on if it had a titl etc
Bro the six-point socket is most definitely a huge help but does nobody know what the hell PB Blaster is? It's designed to break shit that's rusted together loose. I don't know it helped me in this fucking hot water heater is 21 years old. Anyways good video bro

First I’d try to get it for FREE expressing how to can take that problem off of their hands but if that doesn’t work my top offer would be $700 & I’d do the work myself along with hiring about two extra good handy hands.
You are right I would have missed out on this 1 by trying to get it for free or super cheap. Hell after rewatching the video I can’t believe I wrote that comment. Lol I was trippin! But you are definitely right.
Also i need some advice if you don’t mind. Is it safe to move a single wide with a metal roof on it? For some reason I’m thinking the roof would potentially fly off while the movers are traveling down the highway. I have the all the material to put the roof on but I haven’t installed it yet for that reason. I was thinking about installing once whoever purchase it gets it to their property but if it would be safe to install it now that would be great. Thanks & any advice would be helpful.
@@kerryos.1198 Great question! It is normally safe to transport a home with a metal roof...especially if it was installed correctly. But, I would wait until it gets to new location if you haven't installed it yet. You will not risk roof being damaged by low hanging trees or something during transport. I remember what you said in your book, “Pigs get feed hogs get slaughtered “ in the Dallas area, walls and ceiling’s repaired, paint and a good cleaning. Would easily sale for 40-45K possibly more, a potential 25-30K profit.
Now your looking at the big picture!! "Pigs get fed and Hogs get slaughtered" is the motto we live by. Never squabble over a few hundred dollars or 1-2k and pass on the opportunity for a large payday. I saw 1990's homes going for 40k in the Houston area.
I won’t be flipping I’ll be buying and renting. Hopefully I can buy a lot big enough where I can put multiple on the property and have my own mobile home park.
My man, thanks for that video, I have no idea why I didnt think of that myself but after 17 years I had to replace one, had the element tool already from my last place but just kept slipping off...trip to Harbor Freight to get a 1 1/2" socket and DONE! Appreciate it and thanks for sharing that, this is the way to do it, came right off NP!
Yes! I would definitely flip/remodel a home in a park I owned. Lease to own is best route. You get the benefit of a rental without the hassle of repairs and maintenance.
The was huge!!!!! I had the same problem and plumber said he couldn't get it off and used heat and bent his breaker bar (not sure how that happened) but I went to Napa and they had a 1 1/2 socket for $31. I put my inpact on it and after a few knocks it BROKE FREE!!! SAVED ME $1700 for a new unit! wow! I changed both elements. What a great video i am forever grateful !
The date was April 1st, 2024. The impending battle between myself and the frigid hot water heater intensified. First it went well, watched a generic video, had the covers off, plastic guard, shut off the power, even used a voltmeter to confirm. But little did I know, the HWH had a secret weapon - the two most solid, rusted, calcified screw in heating elements that even existed. My weapon was a cheap socket from Lowes. Hammer, no. Grease, no. Wd40, no. Just sheer strength, no. And im 6'4 and about 190, so I had my whole weight behind it. Nothing. The HWH had me. But then, out of nowhere, a RU-vid video from you, recommending a 38mm socket and impact driver. A quick $23 dollar trip to AutoZone, and I had a chance. Anyway, long story long, it worked and I feel like this day I made a friggin' difference. Appreciate your advice and I share this immortal victory with you. What a triumph!
