David..Thanks for this video. I’m impressed with your approach to sharing your knowledge. I look forward to more knowledge from your point of view. You are a great, genuine, kind soul. . . .
@@daniellekirkland6056 - sorry but I'm not in Excel user, so I'm honestly not sure how well it would open up in and or convert over to Excel. I tend to do everything I can within Google's tool sets.
Dear Mr. David: I'm new-ish to the membership (about 2 months now but I have yet to get started. I'm in the planning HOW to get started as a TC :). Anyways, I believe you had a video about the 'Tools" of the trade we might need, such an affordable place where we or the clients can upload their docs, etc? I so much appreciate your kind help and have a blessed day :)
@@jimmyramirez4461 - I don’t specifically follow what other coaches and their courses teach, but I personally don’t believe anyone could put any kind of specific timeline on how long it might take to get someone’s TC business up and running, or any kind of timeline on how long it might take to become profitable. There are too many factors at play that will differ from one person to another. Such as each person will be starting from a different skill level, existing real estate knowledge, ability and skill level around lead generation, whether they are starting with the ability to go full time (say 40 hours per week) vs. someone that is still working another full time job in another industry while they are building out their business part time, etc. So I can’t I imagine anyone making any kinds of claims as to how long it might take to grow a business. And with that said, I could also see someone possibly talking about some kind of timeline strictly as an example after perhaps providing a lot of context for a specific situation, but that would be done as an EXAMPLE rather than trying to provide any specific guarantees that something could be done in the timeline discussed. I hope this helps.
Hi David, I am starting out as a VA in Real Estate and this video has been of great help. This video has been of great help to me. I will continue to work on myself to be of great value. Thank you.
Hi David! I just joined one of those $5k TC courses that people are talking about. I’m amazed with the growth support in the course, however I am disappointed in the time frame they say it’ll take to launch your business… 5-6 months! Had I known that I’d only be allowed to go the speed that THEY want me to go (due to monthly dripped content), I’d have seeked you out first. This video resonated with me because you said that if you give yourself a week, it’ll take a week. If you give yourself 30 minutes, it’ll only take 30 minutes. Validating how I feel about the $5k course. I finished my 1st months content with them in less than 1 week (and none of it was about actually being a TC) and now I have to wait for them to release the next months content. That’s what brought me here, and already, my itch is being satisfied. So thank you so much for all of this. You are amazing!
I am in the process of going through your training videos and I have a question. On the white board how do you link a transaction to a task list? Thank you
Good day sir. I'm not 100% sure if I'm understanding the question, but I'd be more than happy to jump on a zoom call if that would help. Regardless, I'll try to answer here, but feel free to reach out if my answer doesn't help with the question you had. So the first step in building out or customizing your virtual whiteboard (VWB) is to edit all of your task, which are across the top and broken down in to 5 key sections or stages. So everything goes from left to right, much like an ideal timeline of sorts. Then you will see that the address for each property is listed on the far left hand side of the VWB. So it is easy to see which tasks are completed or need to be completed simply by looking left to right. I hope that helps.
Thank you! 21 years old and beginning my real estate journey starting by becoming a TC and I am beyond happy I found this course! It has completely sky rocketed my interest and passion into eventually starting my own TC business to turn this lovely service passive. Thank you again for all of your resources, knowledge and time!
I truly do not believe that any TC course is going to help you to truly know your contracts and documents inside and out. I have written a full blog around this, and it includes my recommendations of how someone new to the industry and TC role might best learn and develop some kind of understanding and mastery around contracts. Here is a link to the blog - I hope this helps: www.cultivatewins.com/blog/real_estate_contracts
@@DavidBreckheimer Hi David, I'm just getting started on my TC journey and I must say, you are phenomenal!! I have to make myself walk away from my computer because this information is so engaging, that I feel like I'm going to miss something. Then I remember, just hit the pause button😆
This was read to me in 1982 while in rehab for alcohol by a fellow patient. Forgive me for saying this, but he did a much better job of reading. You put way to much of your own personality, drama, and humor into this excellent reading. It should be read straight forward to allow listeners to discover for themselves with their own personality, not yours. I have read this countless times to others without adding humor. It is far to serious to be read so lightly!
I love that when it was read to you that it had real meaning and impact. And I also love that we can all come to something so special as this writing with different perspectives and approaches. All my best to you ✌️😎
Hey there. Im here just doing my research after going to a masterclass that is supposed to teach you to become a TC and also how to scale a TC business. The program is $5k! Im wondering if 5k is worth it and if you think that it may be a scam...well maybe not a scam but very much overpriced. Is there another way to learn how to do the service without paying 5k? Thats a lot.
@@DavidBreckheimer understood completely! Thanks so much for the response. I have subscribed to your channel and will check out your website when I have some time to give my undivided attention. 😊
This is the training I’ve been looking for. I know the steps to starting a business, but I needed to know the systems and routines involved in the day to day work. Thank you soooooo much!!
Hey David! I'm happy to see "Offer Free Transaction Coordination Trials". I thought about this when you mentioned "3-4-FREE". I would rather offer something for free to show what I can do and then proceed with the agreement. ps. Business Development is this week. 🤯🥳
I have my Real estate license but realize I dont like the sales aspect of real estate. I wanted to use my license and realized this is the best spot for me. I am not in CA now but I will be and will have to transfer everything by next year. I never really went through a contract so thats what I am concerned about learning that like the back of my hand also negotiations. I just never got to that point does this course help with those things?
Good day. Congratulations and hopefully finding an area or the industry that you feel you may be a good fit for. As far as contracts go… I simply do not believe that there is a TC course that is going to be all that helpful in truly understanding real estate contracts and law. Those simply are areas that will require REAL work, REAL time and REAL repetition of reading, analyzing and re-reading of the contracts… OVER AND OVER AGAIN!! Nothing is going to replace the work that it will take to know these inside and out, and this work will and should never stop since they consistently change, as does the laws around and within the industry. So although this and other courses may be helpful, and assuming I’m understanding your question, the real answer is that I don’t ever believe a TC course will be the most helpful in learning this part of the business. Maybe not the answer you were hoping for, but one that I hope makes sense, and helps to stress the importance of TRULY STUDYING AND PUTTING IN THE WORK AND TIME with the actual contracts.
@reckheimer Thank you! I understand makes perfect sense. I guess, after doing this a while you will eventually learn contracts inside and out. :) I was more of a showing agent. I never really saw the other part of real estate ,so you saying that the real job here is learning how to take on 50+ files at a time makes perfect sense. The rest comes with on the job training. Thank you. I did see that CA offers a course and it does have a course on laws but I am guessing its real estate law? I thankfully have already taken those. I am surprised though that they don't offer those for those that do not have a real estate license. I am interested in your course
@@jesseenixon - I’m glad that made sense and was helpful. The only thing that I would challenge on that is in regards to your thought process that only CA has a class for this… I feel that you may be putting to much of the focus on CA being or having something that TC specific. What a TC is and does simply is NOT clearly defined in this industry. Not even close!! And so learning things such as real estate contracts is going to be needed and take real time and work, JUST AS IT DOES AND WILL WITH ANY AGENT THAT TAKES THEIR CAREER AND INDUSTRY SERIOUSLY. So every state will have classes for people to learn more about real estate, real estate contracts and real estate laws, rules and regulations. And TC’s would benefit from understanding that taking those classes, and going through those classes simply to understand those things (which will affect their level of understanding within the industry) is just as applicable to those that want to be TC’s as it is for those that want to become agents/realtors. Again, I hope this helps.
There is a crazy amount of content and courses in the memberships (T101, TC201, Email Management, leadership, lead generation, etc.). I hope that helps.
Thanks so much for the question. Any TC course, other than a specific California TC certification, that offers a certificate after completion is strictly for marketing purposes. There is no recognized certification for TC's in the US, and everyone out there that is offering courses are doing so to provide training and education for those that go through it, but not certification. I hope that helps. I have no desire to promote a certification that will do nothing for you professionally. Again, I hope that helps.
@@DavidBreckheimer Thank you so much for that explanation. I am not in CA so it would not be beneficial for me. I look forward to becoming a member and completing all of your courses. I really appreciate how detailed you explain everything. See you on the inside.
Thanks for making this video. Im a realtor and it makes sense to me. If I look at the amount a TC makes for a contract I can see why one would think it's not much. If I look at the big picture of what I can really earn, it makes sense to me. Independent TC's have the flexibility to charge what they want based on what services they provide. Also, you have to know what you're worth and be confident in what value you can bring to the agents. I'm looking into becoming a TC.
