from 6 to 18 months is most likely a loan for very wealthy people, and, unfortunately, the term does not come much longer. And why do they not give a mortgage for building a house? I do not like traditional traditional birdhouses, I want to build my own house with my architect, who will make this house for less money ... in general, everything is not for people.

The budgeting numbers can be changed. The budget generator will automatically pull values based on national averages but you can customize as you see fit. What a good value you could provide!
Just so people watching this understand, you can build a duplex that's very small. For example, a small 600 sq ft per side shotgun-style duplex can be self-built for 1/10th the cost of the house in this video. The 600 sq ft is a common minimum square footage allowed in most areas of the US. My point is don't let the big numbers in this video scare you away from owning a duplex.

Sellers often stipulate that if the appraisal is lower than their asking price, the buyer must cover the difference. For individuals without substantial savings, this condition can be unattainable. Moreover, entering negotiations without a pre-approval letter is often counterproductive, as many sellers and realtors require it upfront before considering an offer. The length of the pre-approval process can also be a significant barrier, as most parties are unwilling to wait. Another notable challenge is the requirement to submit detailed construction plans, which can range from $2,000 to $6,000. These plans must be formal and cannot simply be a sketch. If, for any reason, the loan is not approved, the buyer risks losing this substantial investment along with any deposit made to secure the property. While I deeply respect the dedicated individuals working in Rural Development who do not set these policies, it sometimes feels as though these loans are structured in a way that creates the perception of government support without fully addressing the needs of potential buyers. Although some loans are approved to show that the system works, the reality is stark. For example, in 2024, over 47,000 homes entered foreclosure in the second quarter alone, and the U.S. still faces a significant homeless population of over 580,000 individuals.
