Biggest issue here in Houston is the crime rate, you will get your car broken into Houston, especially inside the loop area, south central (McGregor - Sunnyside), north Houston (greenspoint aka gunspoint), even southwest Houston (Sharpstown). Best places are really outside the city ie Cypress, Woodlands, Katy, Friendswood unless you have availability to purchase multiple million around rice military and west university.
@@MurtuzaHussain-x9j Grand Central Park is an amazing masterplanned community! The developer, Johnson Development, is an amazing developer. You can’t go wrong there! Great school district, prime location being only 5 miles from The Woodlands, and amazing amenities. Make sure you use an agent, even if you are building. The sales agents at the model homes work for the builders. You want to make sure you have an agent representing you, negotiating for you, and looking out for your best interest. I would be happy to help, if you don’t already have an agent.
Your channel popped up on my feed, I was thinking she looks familiar. Then I realized you pooped up on my IG feed maybe a month or so ago. I was like she is killing it in Houston! Congrats my fellow eXp Realtor:-) Love the channel.
Hi there! If you are moving to the Houston area, I would suggest Cypress or Katy. They are top suburbs of Houston with great school districts and sports.
Regarding the Fort Bend County Appraisal District, you can forget about lowering your annual appraisal. I have hired and fired two companies that could not lower our appraisal meaningfully. It is the worst appraisal district in the Houston Area, so you better think twice about that before you buy a home in Fort Bend County. And, they are building houses in Fort Bend County like there is no tomorrow at "high" prices, which will be used against you by the appraisal district appraisers and the appraisal board. In fact, I spoke with a company representative who does property tax protests who lives a few miles from me in Fort Bend County and he could not even get his property tax appraisal reduced, so now you know.
Hi there! I love Sunterra! The value of the homes there are definitely going to go up there, once the lagoon and all of the amenities are complete. That area is going to growing fast! I would definitely suggest getting in now before the prices go up.
Yes, I do. I have several preferred lenders that I work with. Email me so that I can have your email. I can introduce you to one of them via email and we can schedule a complimentary consultation if you like. My email is realestate@nicoleellison.com
I used to live right across the road from Towne Lake (Barker Cypress) before it was built. The neighborhood is called Canyon Lakes Village. It is a smaller and older section of Stone Gate, and it is actually apart of Houston (77095).
I know exactly where you are talking about! I live in Towne Lake now but use to live in Canyon Lake West! I remember that too. It’s crazy how much Towne Lake has grown!
@@nicoleellisonrealtor I completely forgot that Stone Gate had their own separate sections off of Fry Road. That used to be considered the furthest Western part of Cypress. If anyone had told me that Marvida, Dunham Pointe, or Bridgeland would expand/develop beyond that 10-15 years ago, I would not have believed them.
I’ve lived Houston for 15 years and my home has never flooded. If you live in a flood zone, you will know it and you will have a higher chance of flooding. However, if you don’t live in a flood zone, the chances of your property flooding is very low.
@@nicoleellisonrealtor that was my only worries about moving to the South is natural disasters and flooding. But I can't wait to visit the Htown. Thanks for your response.
