Yes there is. You can access it via Hendon beach, a bit industrial to start. But the cliff fields are now grassland and full of birds, insects, rabbits etc as you go further south. Reasonably level going but some steeper bits when you get to Ryhope.

Yes you can secure it but then u have to pay the house agent. To start with look up online around SR1 3SD. That is the postcode for city campus. Online to www.rightmove.co.uk/

You have to look for placement yourself but the university do have support for international students. Look for companies around the UK that you would like to work with, then start building your CV towards their requirements

Am not sure about that for other universities as long as Sunderland Uni and other universities within the north is concern deposit payment to get a CAS letter is still available. However students need to show POF to verify they have enough money to pay the balance fees and for their up keep while they study.
