So the 2 stairways in my " exclusive space " yard are actually just fire escapes ? Living room belongs in front by the street . Bedroom belongs in back .
@@tonyknott17 If reserves are too low then $685 is fine. If reserves are good, that's a big deal and don't feel so bad paying $685 because everything about the house is good and will be easy to sell. If the hired property management is good then $685 per month is fine. If self managed IMO proper HOA would be $530.
Hi @mich00000 - thanks for asking. This was not a BMR unit, although I could understand if you thought it might be. The seller was a trustee (he inherited the property; never lived in it), and he had it on the market at a much higher price for about 3 months. When he contacted me, he had no showings, offers, or even calls on the property. I walked him through the comps (prices for SOMA condos are currently down - in some cases down to 2004 levels). Ultimately, he just wanted to sell ASAP. I gave him two pricing options - one that would have been higher, but not guaranteed to sell right away, the second was $529K, which I told him, would likely be a quick sale. We ended up with a full price offer in less than a week.
Wow SF sucks. The American Dream is obviously dead. If that is 1.4M, there is no way im buying a house my lifetime and i have a decent career. So i thought.
@td3053 - thanks for commenting. I agree, San Francisco is expensive. The reality is it has always been expensive here (I've lived here since 1993). I know it’s a bit dated, but I really love it! The stairs that take you to the back bedrooms, the pretty big bathrooms and the huge main bedroom, and all the decks are so cool! The only thing that feels weird is the staircase being right at the front door? But, what cool views and space! Thanks for showing! 😀
@sofia7374 - thanks so much for commenting! You're right about the staircase - I found out that the original owner put that door in to get furniture into the property. Not sure if it's clear from the video, but there is another door that leads into the unit on the opposite side of the wall, but it was a hard angle from the stairway to get big pieces of furniture into the condo, so they put another one next to the stairs 😊.

That has to be the only live/work loft building in the Haight! I’m not typically a fan of loft residences, but the previous owner was smart by adding that second closed off bedroom. Love the lighting and stairs too!
@sofia7374 - Yes, as far as I know, it's the only one in the Haight. And you're right, I think the previous owner added a lot of value by enclosing the downstairs to make a bedroom -- and didn't sacrifice much space to do so. Thanks for commenting!
I live in San Francisco and every single day I walk to work and have to step over human excrement. I see homeless people walking around outside half naked and high and the city does not care. I am LGBTQ so I can say whatever I want about them. After a LGBTQ event I went to a pizza place and stood behind a gay man who was wearing nothing but a thong. I am staying because I want to become a software engineer.
Thanks for commenting. Yep, there are problem areas in San Francisco, no doubt. Whether the city cares or not is subjective though. Best of luck with your career goals; San Francisco is still the tech capital of the world, so I’m sure you’ll succeed!
Tiny bedroom no space for a dresser, living area small no real dining space, small bathroom, balcony can probably fit one chair unless the door hits everything. What a mediocre design.
Thanks for commenting; I agree, small space here, but that’s not uncommon for this type of property. What’s really special about this unit are all the high-end upgrades the owner made.
@@pwp8737 have you been downtown?? How many filthy camps, overdosing bodies, piles of poop do you have to step over to become disgusted? Why such low expectations?
You’re isolating one problem area (which has improved, btw). Like any large city in America, there are problem areas with challenges such as homelessness and crime. Can you name a city that doesn’t have issues like that to deal with. The majority of San Francisco is not as you’re describing it. Do you even live here or just parroting mass media clickbait?
@pwp8737 thanks for commenting - I’ll have to go back and listen to the vid; I hadn’t noticed the floor, myself. And yes, it’s a great price. It was strategic, as the seller was in a need to sell ASAP.
Awesome Victorian, just not a fan of the big bedroom right off the front door and not a fan of how narrow the living room is. This was a total gut job so it could have been designed a lot better. Also, making Bedroom one and Bedroom 2 connected is just weird with no privacy - it reminds me of how they used to cut up old Victorian homes for rent in Haight / Ashbury district during the 60s. THIS IS A BEAUTIFUL CLASSIC VICTORIAN home SF is known for - and what we all love. However, the the layout is ###. And exactly where is lower Pacific Heights (on the border of the Fillmore District?)
Hey @danielbecker9836 - thanks for your comment. I agree about the living room and the two bedrooms being connected. The truth is, the way these older homes were constructed, the front room (BD 1), was probably never intended to be a bedroom. In fact, that's possible with the adjoining 2nd bedroom as well; it may have originally been a formal dining room + living area/parlor when first built. Lower Pacific Heights is a small area adjacent Pacific Heights, bordered by California St. to the north, Geary Blvd. to the south, Presidio Ave. to the west, and Fillmore St. to the east.
I know it’s not your fault, but the set up is so typical of SF, to maximize space even if it doesn’t make sense lol! The layout is awkward, with the “primary suite” being right when you walk in, which was clearly originally meant to be the living room. A ground level bedroom that faces the street just doesn’t feel safe. What is now the living room, was once the dining room (as all historic SF houses all have big, spacious dining rooms). I know the owners are trying to make it marketable, but this really should be a two-bedroom home AT BEST. Thanks for showing us all these beautiful homes! This is my city and I love it ❤

Stunningly beautiful, but Grace Cathedral's bells toll every hour on the hour. I can't imagine the bedroom being right across the street and trying to get some sleep.
Bells only ring from 9am-6pm. Most people wouldn’t be home, let alone sleeping. I live nearby and enjoy the sound of the cable car, carillon, and ship fog horns at night. It’s part of the “only in SF” charm and why I moved here, but it’s not for everyone.
Hi @pwp8737 - Grace Cathedral bells don't go all night; I believe the ring from 9am-6pm. I used to live a block away on California St. and what you notice more often at night when it's quiet is the cable car. However, it soon becomes "background" noise IMO, and actually adds to the charm of living on Nob Hill. Thanks for commenting!
