Yes, the main house is in the front half of the lot. The building that was torn down was an old 1 car garage. Upstairs has 650sf and main level is 2 car garage now. Thanks!

It could be rented out separately but we have not done that. We have just used it as a bonus space and room for visiting guests and family.

Great content! But hey, many Seattle homeowners do not realize the potential value they have locked up in their backyards and how they could help ease some of the area's housing crisis. Attorney Terrance Wilson and UW Real Estate instructor Jeff McCann discuss the topic of Accessory Dwelling Units (ADUs & DADUs) in the latest episode of Real Leaders in Real Estate. With his wealth of knowledge of the City's code, Terrance describes how the condo process can be overlayed, and an owner (or investor) can tap into this opportunity to sell off parts of their property to increase equity or profits. Very cool, what company did this work? What was the ballpark $?
@maxfisher05

See the description, general contractor was Eakman Construction. Price will vary greatly based on the site layout, and material selections but ballpark would say $300-600k for something similar.
