Welcome to my Exit strategy! Watch me invest in Real Estate and grow my portfolio in a crazy market! I am going to invest in real estate in 2023 and try to BRRRR this house in 2024. This is my first time doing a full rehab on a house and I make so many mistakes, but that is how we learn. Follow me as I completely demo this entire house and update the plumbing, sewer, electric, kitchen, bathrooms and flooring.

This looks so good! I really thought you had lost your mind when you pulled up that time in the basement and painted the ceilings and walls black, but it really does look sharp, s I was wrong in my assumptions. Hey, you said you upgraded the water connections to the washer, I saw the one faucet that had a hose (the one on the right) that appeared to be a cold water faucet, but didn't see a red faucet connected to the washer. Are you running both hot and cold to the washer? I'll be using a tankless water heater for my build and may have to get two, possibly although I hope not. I've had to reconfigure the layout of my blueprint because of space constraints, which I'm not at all happy about... but you know how it is, there's always a glitch in your plans just around each corner. LOL

Yes, you could use cold or hot water for the washer hook up. If you’re using a tankless hot water heater, make sure you have a water softener as well if not unit will be constantly clogged with calcium buildup.

@@es_the1 thanks, I didn't know that. But I do plan on using a water filtration system. I recently realized that our water has alot of chlorine in it. Of course the water Dept didn't tell us anything about it, but I found this out on my own.

Looking good! I knew that p-trap was going to snag you up with the inspector. I was in home depot the other morning and saw a package of the p-trap setup like you originally used and I thought about you. I looked at it and thought about how easily it would be for pieces of sludge to build up in the folds and how the smell would backup in the lines and thus up the sink and stink up a kitchen. I'm glad the inspector didn't come up with anything major and costly to replace. You got this! Good job!

That place is looking fantastic!!! I didn't see anything except *maybe* the p-trap under the sink that could be a problem with the inspector. I don't know if the curves with the p-trap is an issue, but if the pipe coming straight down from the sink was a little shorter, you could add an adapter to it to connect it and it would be a perfect p-trap. Again, I don't know how picky he'll or she'll be with the inspection, but everything else I saw looks fantastic! You really have done a great job on that place.

@@es_the1 I'm glad you didn't take my comment wrong and get upset. I really am with you in spirit when you're doing that work and always am so proud of your work. But I am a Security guard, been one for almost 40 years, I notice every little thing... Sometimes that's a curse, I know. But after I get my garageominium built and move in, if I'm still in good enough shape mentally and physically, my plan is to retire from Security work and take the residential building inspection classes and get certified to inspect. When it comes to noticing small details, it seems to be my forte. So that's why I mentioned it. My solution to the p-trap situation is to shorten the drain pipe a couple of inches, add a connector to the flexible p-trap pipe and only have a single bend. At least that's what I have seen in many other builds and remodels and how I plan ok doing mine. Let us know how the inspection goes. And good luck with it.

@@es_the1 awe, bless your heart hun. You made my heart smile with that comment. Hey, I learned something today from another RU-vidr DIY renovation guy, now this doesn't apply to the home you're finishing up now, but may be an issue if you do this kind of thing again. The DIY guy I watched had been adding a shower to a small area and got all the PEX installed and hooked up to his fancy shower and faucets. (He also had one of those waterfall sink contraptions and fancy faucets that were sent to him (free, I think) by a company to use.) I can't remember what the exact name of the company Lefton. Well, the cold water worked fine but for some reason the fancy programmable faucet in the kitchen and shower wasn't getting hot. He said he called them, checked the paperwork and realized that since he was using a tankless water heater it wouldn't work with the new programmable digital faucets and appliances. *Who would have thought, right!?!* I will be using a tankless water heater for my build, but I wouldn't use those fancy faucets and showers if you gave one to me. I like the 'old school' normal faucets and showers that aren't digital. They're easier to install, and troubleshoot if there's a problem. But the lesson is ALWAYS check to make sure whatever faucet/shower head ect will work with your existing water appliance, if you're using something that is unconventional.

Looking good! I tell ya, when I laid the flooring in my living room it killed my back and hips. I think it was the way I had to bed over and sit on the floor, PLUS the slight impacts on my spine when I had to hammer the planks into place. It looks great but didn't feel great doing it. I will probably hire some high school kid or local neighbor to come do it when the time comes in my build inside the garage. What you have done with that place in nothing short of amazing! Keep up the great work and we're always here watching and admiring your work. Stay safe!

Hey guy, may I make a friendly suggestion that will lessen your work and stress load? You showed an outlet that was cut larger than needed and you said that you were going to fill it in and repair it. Well, there is a small gray foam tubing made especially for that. You can cut a small piece of it and stick it into the opening and seal off that area. And then you can get a larger outlet cover for it to cover that all up and no one would even know it's there but you. Also, leaving the black or brown light switches and plugs as they are kinda cool in my opinion. They match the dark colors of the cabinets. And the darker color in the other rooms would help people easily find them, so if it were my place, I'd leave them as is. For the functionality of their color as well as less work and stress etc. Just my opinion. It's looking wonderful there, and all your hard work is paying off indeed.

I love the suggestions!! I did end up mudding and painting the outlet gap. That is very good advise though. I like your thought with the light switches. I did leave them in for now. they are old though and sometimes stop working. I had one in the garage that needed replacing. Thank you so much for watching my journey with this project. I have so much more content to record in the next few weeks. There has been a lot going on. I can't wait to fill you in.

If it were my house, I'd cove the openings that you made for the pipe repair with access panels. That way, in the future you could easily access that area without having to rip out that drywall again. You can find those access panels at your local big box DIY store, or get some white wall board and make your own if you have studs you can attach them to. I had two different pipes freeze and crack last Winter inside the walls in the back room and the only way the plumber was able to find the areas were thru the access panels. Please at least consider this option. You can thank me later when you need to quickly get back in there...

I definitely considered that! It was so easy to just put the drywall back in and mud it. Especially with the mirror covering it.

I had to laugh when you said there was a leak in the tub/shower. I remember doing the same bone head thing assuming that nothing would leak. You will NEVER make that mistake again. Although, I only had the dura rock installed when I tested my plumbing. Glad you got it fixed now it just patching the drywall.

Look very closely to the comments here. They are all saying the same thing for a reason! And yes, I have purchased homes in the past that had HOAs, and there is a reason why I will not do that anymore. My current house is in the country where I can do anything I want with it, and that is how it should be.

Good morning hun! I hope your weekend was good and your week will be even better. I can't wait to see the magic you'll perform today. If it were my house (and I know it isn't)...I would get another 5 gallons of GRAY paint to paint the walls. It wouldn't be so dark that way and you'd be better able to see what plugs, wires and equipment you have down there. And it would also make that black ceiling pop! I also LOVE the flooring down there, wish I had some of that to put into my upcoming build, I love the retro vintage style stuff.

Mornin' hun! I'm playing catch up on your video's. It's looking fantastic! I see you're wearing a fire-rescue shirt, are you with the fire department? I was an EMT many years ago from 1980-1990 and also went to Fire school and got my basic certification. My Grandfather was a Fireman for 54 years so that's why I went to get the training, I didn't want to fight fires for a living, just wanted to know what it was that he loved for so many years. It was interesting to say the least...I still remember them making us figure out the friction loss of a 2 & 1/2 at 200 feet. LOL Oh, the horrors! LOL

Mornin' hun! May I make a suggestion? Get some Mr. Clean's 'clean freak' spray and clean the door trims and anywhere else that has spills or spots. It will work wonders in getting that off. And if you have any places on the walls or floors that have mold or urine or anything at all that needs to be sealed up, get a can of Kilz and paint it over the top of the area. Kilz is used as a primer sometimes under a base coat, so it will work great for your project. And by the way, I would much prefer hearing the radio station tunes or nothing at all over the loud "music" that you choose. I have had to turn it down 3 times so it wasn't overwhelming, so I could continue to watch you. Stay safe and you're doing a great job!

Not a good look, you totally just hit that water tank by inches. That would have been bad if that pipe hit the water tank. Dude preparation is key, You should have know how heavy that pipe was. Not a good look.

Never seen someone check CO or Combustion by the orifices on a 80% and say it has a cracked heat exchanger. You check it on the flue pipe 12-18inches above the outlet of the furnace. FYI, residential heating guys need to do replacements. They can't make much money on service. Beware of the cracked heat exchanger your gonna die of CO poisoning when your sleeping sales pitch. Also it's against the law to add refrigerant to your air conditioner scam. Good luck brother.

did you grout any of this? I want to put something down that doesnt need grout. Its gets dirty and i dont like how it feels on my feet.

I had the same situation in my first flip with a window above the tub. I trimmed it all out with PVC trim boards from Lowes and caulked it really well. Then butted the tile up to the trim boards. The last house I did, I took the window out and I am glad i did.

I put the clean out at the exact same height as the one I replaced. When my plumber cabled it, he had no issue. It is at waist level. Thank you for your comment though

Hanging drywall is as much fun and watching paint dry, LOL. What I have learned in my many years of renovating is hiring the drywall work out is the way to go. Yes it costs more but those guys are in and out and you are ready to paint the next day. I have tried many times over the years to do my own drywall work and it never looks as good as the pros work does.

I would agree. I made a bunch of mistakes on this house. I shouldn’t have even ripped out the drywall in the kitchen! I should have just scrapped off the glue and floated it.

You know, I really did want to do some shark bites, and I actually purchased them and then returned them because I really wanted to give a shot at sweating in the pipes. I probably should’ve washed more RU-vid videos before the pipes so I knew exactly what I should’ve been doing. The other day I had a sweat and another pipe, and I made darn sure that it was dry as can be and then I use plenty of flux and it all went good.

Great job. If I were you I would of hire a helper so less time, effort and safer. And always have a backup tools such as a grinder cut off wheel for the tight places. 👍

I wish I could find a helper to hire. They’re just aren’t enough people out there that want to do this type of work. I do have a couple back up tools I just wasn’t thinking at the time.

It is a learning experience for sure. I have found that converting to PEX for supply lines is well worth it. I just sold my last flip today and made a few bucks on it. Well, more than a few but once you do sell the first one the next one will be easier just because you now have experience.

Cleanout little high lol. I’d imagine all that underground is cast and or clay. Kinda be pain in the ass to get cables in that high up
