Man….first off, you guys are showing off million dollar plus homes and you have a guy making this video dressed like he’s going to go eat at fucking Applebee’s.
If this interest rate is short term and a higher interest rate kick in over time, it's 2008 all over again! Don't fall for screams that are trying to get to you buy, without a fixed rate! You have to pay HOA fee which frequently increases with time. 🤔
If it’s a temporary buy down, the max it will go to is what the rate was at the time you purchased so likely around 7%. It then stays that way for the life of the loan. The problem previously was adjustable rate mortgages and then when the rates increased dramatically people got in trouble. Also in 2008 they were giving loans to anyone and not as stringent checks. Completely different to 2008 in so many ways. Also HOA, at least here doesn’t raise by much when it does raise.
Agents please don't wear heels into homes, you're ruined the floors. The cabinet above the refrigerator is questionable, can be better or installed correctly. No fireplace?

I see most new homes use single front narrow doors. In California, it is required for builders to install a minimum solar capacity which most likely costs as much as a 15kwh system. I hate HOA. I do not need HOA to tell me what I can and can't do in my home but keep the area clean and organized. SIDS and LIDS is a scam. if you buy the house you'll be paying taxes that alone should pay for any development in the area and not pass on by the developer and City.

"Side-Entry," homes are a plus for me. From a tactical defense point of view, a longer and deeper access to the entrance, the earlier and sooner time it takes for potential criminals to show up on camera/ alert systems before even reaching the front door. Most criminals already try to avoid backyards because of the time wasted to get to and into homes, AND...because they know that cameras are in the back (if the owner plays it smart). The easier the front door is accessible, the quicker they can get in. A longer and deeper entry way, especially when located at the side of the home, allows more cameras to be situated [on the way to the front door], rather than waiting 'AT," the front door for criminals to show up on Ring Cameras where that is potentially already too late.

Im seriously considering retiring to Vegas. The weather there is sometimes hot, but its calm and mild. I am SICK of the storms and hurricanes in Houston and all the flooding and power outages that come with it.
We're here when you're ready! One of the BIGGEST myths about Las Vegas is that it's always extremely hot. The reality is the extreme heat is July and August. It starts to creep back down in September. So really the heat is only brutal for about 2 months. We love the weather the rest of the year! Thank you for watching! 🙏

Lake Las Vegas is a nice place.However , there's far too many hidden fees Thousands for this thousands for that hundreds every month. For me it's money, grab I can afford to live there. Waste of money for me , I'll pass
I don’t like the flex space office room next to the first bedroom. Better off not building that and having a larger bedroom as it’s too small to be an office not to mention it’s connected directly to that room
Thank you for your feedback. We felt they were creating a space that could be used as sort of an in-law suite type of space of sorts without technically calling it an "in-law" suit or ADU. They just kept it inclusive in the entire home. But yes, we agree they could've made that bedroom a lot bigger if that space wasn't used how they did. 🙏
@@lasvegashomes702 my point is the office being glued to to bedroom offers no privacy to either room which defeats the purpose. Might as well not construct a wall there
@@lasvegashomes702 Hmmm.. hard to pick one thing. The kitchen shape was unique with the large wrap around counter tops. Nice the way the kitchen area flows nicely into the living room with the cool fireplace, in a minimally decorated room. The backyard is attractive and totally complete. Great view from the kitchen/dining area to backyard. Another feature I like is that the lower lever has lots of windows so natural light enters from pretty much everywhere. Overall, just a really nice home in many ways.
It's not uncommon for their to be a master HOA and then a sub-HOA. Especially for gated communities. Some people prefer it. Some don't. Thank you for watching 🙏

$1.14M, HOA-> 265/mos? being in Bella Strada $405/mos double gated community, SIDS/LIDS $17K/yr...I think I could play badminton inside the primary shower room or play frisbee
The divider kind of makes the living room area a little less open but I feel like I could still work with it. Just switch the locations of the dining room area and the TV area. Maybe add an L couch flush to that divider even. Still got a bunch of potential for a home like this.
💯. We weren't fans of the divider but still lots you can do with the layout. Some people do still like walled off dividers to create separation or different spaces in the home instead of giant open floor plans. Thank you for watching! 🙏

The price mentioned is the base price, this is the price all builders quote. You have the option to add what you like with structure options as well as design which will all add to the price. The model homes are always heavily upgraded.
