Have you considered flipping it as is VOETSTOETS apposed to renovating it? If you get a property at a good price it can be more profitable to sell it as is..... Sometimes we also over capitalize and the profit margins are not that far should we have just sold it as is. It also saves you a lot of time and energy and you can move onto the next property.
True, we do make use off various flip strategies in terms of what work we end up doing. Some times we do large renovations, some days we do very little before selling. It is all about finding the most, and best value from the deal.

We have only bought one at auction. We don't really like auctions for a few reasons; 1. Not always a willing seller. 2. Lots of competition. 3. Lots of upfront cash costs.
This video opened my eyes. I bought a property for 1,5m with 5 bed and 4 baths. I then hacked it with separate two beds and 1 bath. I then added a bachelor flat behind a double garage. I’m making 11K on them while paying 16700 for bond. For me I only pay 5700 for bond now.
