If someone really wish to know how a builder should be, a case study of ALACRITY BUILDERS is available publicly.. The RU-vidr of this channel may do an episode too!!
Do people hate builders yes because the price is unnecessarily hiked to the level where person puts 25 to 30 years in repaying that loan. By that time you realise ohh no money for travel, entertainment, retirement, education and buying second property. Middle class n young people dont fall in this shity trap of real estate. Paise baachao, invest in mf or stocks, live on rent for 20years you will have so much money which you can spend any rich stuff. Example : asset of 1cr will be of 1.20 or 1.50 after 25 years as well. But you end up paying to bank 3crs by that 25years time frame. But same 1cr gradual level investment for 25years lead to more than 5cr which is worth living and gives happiness.
Really wonderful to hear so much sense and clarity out of young mouths. Very impressed by the amount of knowledge and in depth insights from Jay. Humility, curiosity and knowledge are a winning combination!
Very inspiring talk. One can clearly see that Jay has deep knowledge and understanding of the real estate industry. He has presented a very practical view point removing unnecessary glamour. We need more leaders like him in the industry who can inspire young professionals to join the real estate space.
Wonderful discussion and great engagement. Personally, the humility and talk on ethics came as a welcome and pleasent relief. This is a change in mindset given my past impression. The group will go far and do well with this change in approach and attitude. Best wishes.
Bro you are doing a great job just a small suggestion that just make a smooth transition between the questions it feels like rushing towards the next question which i know thats not the case but it just feels that way otherwise rest of the things are great ......very helpful for the young generation in construction and real estate like us ... best of luck just give it a try (suggestion)might work good
Great discussion with strong views and guidance on redevelopment issues. Need for honesty and integrity is well laid out by Vikram. However, I do disagree with the comments about architects' having callous attitudes in some examples citing “not having a skin in the game” as the reason. Sir, if you feel your architect lacks commitment, it's time to find a new one. 😊 For any responsible professional, lending their name to a project is their most significant investment in the game. Looking forward to more such discussions in time to come. Keep up the diversity of topics and professionals.
Mr. Nirmal and his team have played a crucial role in ensuring a level playing field for all stakeholders in the MCCM approval process. Their work is truly groundbreaking. Kudos to you for inviting him and hosting this podcast.
Respectfully Sir, officers do not lack “roti kapda makaan” , a regular sub engineer in building proposal dept earns crores in bribes . If you see the Slum rehab dept amount of bribes taken by them is enormous and beyond imagination. Sra officers average around 1-2 crores a month. So clearly it’s about “ Fine dine , Gucci and penthouses”
Sir, Can you make video on how to identify project are genuine and provide checklist for the same . Make video on rera website how identify project or even make short certificate course for 499 or 99 so that people can aware and not make irrational decision while making irreversible decision of buying house 😊
