This issue was created by the county commissioners. Some of the county commissioners have family members and friends who work in the beach vendor business. They wanted the beach vendors to be allowed to use private beaches to set up chairs for rent. No one who owns beach front property would want vendors to be using their property to make money. It’s common sense

The best area in all of 30A to live is old seagrove. Plenty of public beach area that is only available to the houses in walking distance because there’s no public parking there, walking distance to seaside and watercolor with no HOA fees. Literately the best of everything 👍🏽

Wrong. All white Sandy beach up to the high water mark is PUBLIC. The SCOTUS ruled on this and also all beach renourished with public funds is also PUBLIC. Inland from the high water mark can become private. Inland ONLY. DO YOUR RESEARCH. This has been litigated in court and the "PRIVATE" owners lost.🐬

Just be careful where you try to go to the beach, and be aware that if you go to the wrong place, you may be arrested. And if so, my advice would be to stop resisting, because that's just more charges.🤣😂

Sad that a few people have made these beautiful beaches less desirable and for profit only. If the private beaches want to profit by having chair vendors they should have to provide private bathrooms, parking, trash and beach maintenance. I live 2 blocks from the Blue Mountain beach entrance and I know for a fact this is all about $. These people do not realize how they are hurting future economy for all other local businesses in the area. Very sad 😔

The 30 A area has got to be the least appealing part of Florida. The density level alone is insane, the tacked on fees, parking is a disaster, there aren't enough restaurants, the beach problem. My sister insisted on having our family reunion there a couple of years. I told her I wouldn't be coming any longer.

You've totally ignored the area west of Top Sail park, it is restored beach with an ECL Erosion Control Line ie Public beach , why u skip that (???)

What are your thoughts on Ft Walton Beach. I have a 2 bedroom condo at the breakers on the 6th floor? I’m thinking about selling just so I can buy RE here in Tenn where I live. Don’t know if I’ll take a hit or not based on the info here on this video.

Here are some figures for my building which is hearsay, and not disclosed to residents yet. The monthly maintenance fee will go up to around $850/m. In addition to that, there will be an assessment of $15K on each owner to be paid over a year. What old person can afford $2100 a month when they have been paying $600? I predict most people won't be able to pay it, and won't be able to sell their condo, so they will be evicted and made homeless. Let's say that people do pay and there is a million dollars in the bank, that money will be stolen or deflated in value due to inflation so when it it needed, there will have to be another assessment because once you use the money there's not 100% reserves, so there will be constant assessments anyway as work needs to be done after the initial assessment. So they may as well not do the initial assessment and have a million dollars sitting in an account for reserves that will get stolen or devalued by inflation. Besides making the elderly homeless, this is a really stupid law that, if it's not repealed, will cause many personal disasters and homelessness.

@@sarahlovesyewww We don't work with rentals directly, just real estate sales. But, many of the rental management company websites, like 360 Blue and Royal Destinations, allow you to filter by properties that have a view and include a golf cart.

All this is bull**** you all want people to come to Florida and spend there money but to hell with us using the beaches. Not all of us have thousands of dollars to stay in your high society neighborhoods. I guess to h**l with us little people. I hate Florida now thanks!

Very welcome! I am doing another video this week on what is causing some of the HOA fees to go up beyond normal insurance premiums. It's a great thing for the long term....but in the short, we are seeing many have to increase a decent amount to "reset" so to speak. Certainly depends on the age of the building. If you have a specific building etc in mind...please do not hesitate to reach out directly.

I'm glad to be in the Pensacola & Navarre Beach area to have public beaches. It's sad that a person or persons paid off county commissioners & politicians to get HB631 passed! What I read if the beach gets destroyed the owners are responsible! So don't ask the government for assistance!

It's tricky...I believe it reads that, if destroyed, they can ask for help with re nourishment, but if they do, then it becomes available for public.

Was about to come here and mention this. The bigger problem is it has been completely overbuilt for a beach community. Specifically in the areas around WaterColor and WaterSound that extend all the way to 98 now. The density of homes for the amount of beach is insane. Why people want to rent there is a mystery to me (unless they just want that community’s vibe and not the actual beach). If I were a local living close to 30a, I’d much rather drive to one of the more relaxed state park areas along 30a. The beach loses its appeal when you have rows of chairs and people on top of you. Go figure.

I have a beautiful home a quick 3-minute walk from a private beach in Miramar Beach. I'm watching the market carefully, especially given all the videos warning about a crash in other parts of the state. Do you think the Destin area, being as nice as it is, will weather the upcoming economic storms fairly well, then? Thank you for your video.💯

Thanks for the question. It's tough for me regarding the videos warning of economic crash. I was here in 06-08 and experienced that crash. The indicators right now are very different...but it's hard to tell. I can tell you that most of the Buyers we are working with are putting decent down payments towards their purchases and thinking long term with their intentions. This is very different than 04-06 when most of the purchases were intended to "flip" or they would be stuck....and they ended up stuck. The Mean High Water Line is the boundary between potentially private property and public land. It's difficult to define as it is constantly changing. Many refer to it as "the wet sand", but not totally accurate as the true line may be north or south of what is currently wet. That being said, the wet sand can be used as a rule of thumb when using the beach in front of private property. I grew up in this area and needing a map feels absurd. It may seem like the blue and lime green and state park areas are plentiful but keep in mind those areas have to service ALL locals and anyone not staying in luxury rentals. So sad!

Thanks for the video. One of the biggest issues I have with the whole ordeal is finding definitive information. I am staying near the Beach Highlands beach access next week and all of the reviews of our rental property mention how close and convenient the beach access was to the house. However, if I contact the rental company, they say that the rental property's beach access point is Dune Allen Regional (which is about 0.3 miles away - not convenient whatsoever). Such an obvious conflict of information where the rental property management company's seem to want the best of both worlds by posting reviews that are clearly speaking of one access but then immediately turn around and direct people to a totally different access. I even had an e-mail conversation with the Tourism Director and he couldn't provide any clear information on the particular property in question. I reached out on some of the 30A Facebook pages and some locals who live in the subdivision we are renting in said "You are able to access and use the beach at X location," but even then I'm left with hearsay at best. I went all the way back to the Plat Map from 1960 to hopefully provide some defendable information regarding which property I am staying at and where we are planning on setting up at. And all of this time and effort is just so we can set up and enjoy a week at the beach. It is ridiculous.

I’ve stopped vacationing there for this very reason. Too much hassle and unclear information. Don’t worry, if you stray too far from where you’re allowed, then a beach bouncer will come along and tell you all about the law 🙄.

No one owns the beaches on the east coast of Florida! The property line stops where the last high tide line was! This means no one owns the beach! I have witnessed several times where homeowners called police and the police explain to them where the highest tide line was, ( where the sea oats/dunes are), is where the homeownwers property stops. They tell them everytime, no one owns the beach!

A few spots??? Most of the beaches on 30a are private. This past weekend was a disaster. Very unpleasant and unwelcoming. A beach access does not guarantee a beach to sit on. Is just a path. Realtors try to minimize this issue.

Hey thank you...you are correct on the beach access...some are just access while some are larger and have more room. It was a packed weekend at the beach for sure. Very nice video pretty house. But if I were you I'd know the types of countertops they used the windows the doors the Jack and Jill bathrooms, get a list of the builder labels know your product these are expensive homes before you walk in that house you should know every single spot. The kitchen was pretty but you didn't take your time showing off the either wolf stove or the blue star stove and you missed the Sub-Zero refrigerator big let's take huge mistake that is the selling point of every single home every woman that falls in love with that house and wants to buy it pitches himself in that kitchen. T 1:27 here's too many extras in these homes and you have to know more about them. know your house tell us the taxes tell us the flood zone flood area evacuation route and sea level rise during a storm. Most of all tell us the price$$$$ But most importantly when you going through the house women want to know exact name of the appliances the name of the woodwork the name of the moldings the doors especially the closets some of those closets can cost up to 5 to $10,000 some go as far as maybe 50,000 so depending on the house but no about so many issues to this pretty house and the way that it is architected anyway that's just my input thank you.

Hi, my family and I are staying at Blue Mountain in June. We have a house that is near the neighborhood access with bike parking. Do you think/know if the red areas are like the ones next to the County Vendor Managed beach, where there are strict signs, or is it more relaxed?

You’re spot on Casey. As a prospective buyer who has been watching the market for a while and knows the neighborhoods well, I can’t count the number of times my first reaction to a new listing was “they’re delusional”. I don’t want to waste time negotiating with someone who doesn’t understand where the market is. The number of price decreases is an encouraging sign of a market coming into better balance.

Pulled some market data on rentals as I've heard a lot of anecdotal commentary on softness this year. The tricky thing is rentals are going to be very neighborhood specific. However, looking at rentals across all of Santa Rosa Beach the median annual rental revenue is $98,200 (down 13% YoY). Occupancy rate is 57% (down 17% YoY) and the total number of rental properties is 6,389 (up 8% YoY). So a bit softer but nothing dramatic.

This is all SO neighborhood specific...I just posted the q1 market report....it get's really difficult to paint a broad picture of the market...diving into each community is the story on sales and rentals....totally agree.

I started my Florida lifestyle 1985 Mary Esther. Back then. WoW. I worked in Destin at the Nugget Store across from the Docks. 225 mo. On the sound, Ft. walton, Then Freeport, Panama City. Mexico Beach to get away from PCB. All of it was awesome, and empry. I still love it, just too many people. We watched all of of from the beginning, Seaside, Watercolor, The Destin Castle. 😢. I am almost 60. I will never leave Florida. Florida History is my favorite All around the bend to Citrus County is our stomping grounds, too bad we normies have been priced out of the beach areas. 🙏🇺🇸🤘✌️. Very glad we have the 5th wheel.

yeah it's interesting how creative realtors word the market. With high rates, and buyers expecting 2022 and 2023 sale increases, good luck on slowing down inventory. Add to the mix once realtor fees start getting challenged by seller later in the year due to new court case. Fun times be coming!

Thanks Carlos. The buyers we are working with currently are not coming in with expectations of appreciation that we saw in 22 and 23. Most are just looking for flattening of pricing and rates…and buying for long term. Will keep providing stats and have the quarterly dive coming soon. Thanks again.

It is steady - steadily going in the wrong direction. DOM jumped 25.6% in April of 24 vs. April of 23 (69 days to 87 days), housing supply jumped 7.7% in the same period. And as Casey points out each week, inventory is building at twice the rate it is depleting. Overall rental demand is significantly suppressed versus prior years. Rapidly rising insurance costs are complicating closings. Rates are going up, not down. Will be interesting to follow.

Rental is certainly a metric we have to track in our market just like pricing as it can influence a decent segment. I will be bringing more on this. Appreciate the comment
