Great vid but my kids are now half as old as me! Was down there last week and discovered the two cutest trailer parks. Kind of a hollywood Alice in Wonderland vibe...really fascinating. So, maybe Ill try the trailer trash thing for the winter. Still waiting for the most bikeable towns vid tho.
Most of my clients are in their 60s, but I am seeing an increasing number of young people. I tend to make my videos based on Google and RU-vid search volume. In short, the best city by far would be Palm Springs. All of the other cities are too far spread out besides maybe Indian Wells.
I think the impact will more affect Rancho Mirage, then cities nearby. It could certainly help the surrounding neighborhoods in regards to property values.
I love Rancho Mirage so does all my relatives like I said we stay every summer in Agua Caliente Hotel and Casino. I am retired and do have a couple of rental properties I can sell in Los Angeles, Love both Las Casuela's Mexican Restaurant in Palm Springs and Rancho Mirage. When I was young in my 20's, I loved working in Downtown Los Angeles in a clothing store called the Factory. After my co-workers and I clocked out, we would go to Hollywood and hit the clubs. The 80's was a great decade for music. We had a D.J. in the store who would play Dance and KROQ music while customers were shopping. Loved It and Miss it.
Hi Tommy! I was looking at a new Condo. out of Country, Mexico. Puerto Vallarta to be exact. It was right on the beach. I thought it was nice for the price of $425,000 US dollars until they told me the Association Fee. It was $30.000 a year in U.S. dollars. That is $2500 dollars a month. I asked the real estate agent why so much, she said because it had 2 pools, parking space, maid service, and access to the beach. I thought maid service would be cheaper in Mexico. I can get access to the beach just by walking a mile to the restaurants, bars and to the beach free. It was a High- Rise with excellent views of the mountains and beach. I said I Ain't gonna do it. Sorry!
The water is coming from a one time tap from a reservoir underneath. Other than that, the bay uses 30 times less water than a golf course. Check out Crystal Lagoon‘s technology is pretty incredible.
Great video Tommy! I also like Redfin because you can eliminate "land leases" from your search. That said, what are your thoughts on land leases vs. fee land in the valley? Should it be as big of a concern as it seems to be for me? Thx

Disney's other development in Fla. Celebration, is amazing. I would want to see this more completed before I decide if it is for me. I do like that lagoon.
It will be more windy the communities closer to Highway 111 and up against the mountains. It’s not as bad as some of the communities like Del Webb that are by Dinah Shore. The area is in between both of those spots.
What an abomination. Who would want this in their community? Oh, I know, let's build a massive water feature in an area that doesn't have much water. The lowest price is $1.6 million. What a joke.
It is unlikely that you could build a theme park in this area. The Coachella Valley cities are all very careful about tall structures that block views and become an eyesore. This is primarily a housing development built around a Crystal Lagoon that Disney happened to win. The Disney frills are interesting, but make no mistake that this is a residential community.
Hey the HOA is around $600 per month but then there is the artisan club membership which makes the numbers closer to the figures you are mentioning. While that is a high figure that is the norm for high end communities in Rancho Mirage.

Hey Richard, the Bay uses 30 times less water then a golf course and evaporates at a rate that is significantly less than a swimming pool. This bay is a lot more eco-friendly than any of the neighboring golf courses. Check out the company Crystal Lagoons it’s incredible technology.
Good question. In nearby La Quinta, a water park was vetoed by the city. Could enough money and the Disney brand be why this plan was approved? They originally said home prices would start at $2 million. Probably going to be more than that. I can’t fathom what the HOA fees will be. They are still working on their exterior landscaping and the utilities. It’s been a real inconvenience, by shutting down traffic lanes around it. Best thing, the development is probably going to cut down on all the blowing sand. Like the rest of the valley, these units will be available for rent from June thru October, when all the rich people leave because of the crazy hot weather.

@@TommyJordanRE Thanks for bringing up Crystal Lagoons. I've been following the company for a long time, and the technology is awesome! The project was planned around Crystal Lagoons long before - Disney happened to win later.
Jul 14, 2024 - Palm Springs' high of 109 degrees Saturday ended a streak of 22 days in a row where the thermometer reached 110 degrees.....just sayin'.

My plan is to buy a vacation home in the Coachella Valley area. I was looking in Riverside, but I heard it has some bad areas. I really like the homes either Palm Springs, Palm Desert, or Bermuda Dunes. I really like Bermuda Dunes you get more bang for your buck. I have a Condo that I want to sell that I rent out. But I feel bad because he was a teacher for the school district for 30 years. He has been renting from me for 10 years now and always paid me on time. He asked me if I could lower the rent at least $300 dollars less and I said yes of course. I think he thought I was going to say See Ya wouldn't want to be Ya, but I think teachers disserve the best. They teach us how to plan our future. Amen!
I forgot to tell you that my renter went back to school and the first day he went back, He was laid off. I left that out. His daughter told me, and I was like that is not right. How Sad!

Good afternoon, Tommy. I was just watching on RU-vid. A German in Venice. He is showing places in Santa Monica that were booming in the 80's and 90's and now closed because of high crime in the area. He is talking to people who were assaulted on the beach or in the streets. Some who have seen the crime happen. It is so Sad!!!

I live on the border of L.A. County and Orange County. I love Palm Desert, California. Everything around in Palm Desert is convenient. I have a co-worker who her mother lives in Rancho Mirage and says Eisenhauer is the best hospital with good doctors. My father said the same thing. Love the desert community. Thanks for the info. I love Palm Desert, my younger sister and I go to Palm Desert every year around November to do Christmas shopping at Macy's at the mall love it. I live by Brea Mall, but It is not like it used to be. I also go to South Coast Plaza that is high-end. My 401-K has been going up like crazy. So I am saving to buy a house out there. I keep telling my father that I have been looking in Las Vegas and he says why. I had an uncle who lived in banning but when he was alive my father and him used to have dinner in Palm Desert. My father loves Palm Desert and keeps telling to buy out there. Thanks Tommy: I am retired and been traveling to Rancho Mirage (Agua Caliente Hotel) and in March just got back from GDL= Guadalajara, Mexico. That City is beautiful. I have a co-worker who retired there, and I was with him for a week. The Homes with pools are Magnificent out there. I Loved it and the people are very welcoming. You are correct Tommy. I have cousins that grew up in East Los Angeles. and West Los Angeles. They were in gangs and wound up in Prison. Even my best friend in High School was close to my family and later in life hung around with a gang. Now locked up, my father even wrote a letter to the judge before his sentencing saying what a great student and athlete he was. He was involved in a drive by and now I am tearing up. I never wanted to be another statistic being in a Latino gang. So, I worked hard all my life and sometimes I worked 2 jobs @ 7 days a week and kept my head on straight and of the streets.

I used to hang out back in the 80's on Melrose Ave. in Hollywood and the city of Santa Monica. Now my niece got transferred to Santa Monica and she lives on the border of L.A. and Orange County. Her father drove her there to work last week and says it is terrible it looks like a ghost town. It is really sad because there is so much violence in that area now. My Friends and I used to hang out there during the 80's especially on Melrose Ave where you would see Rock Stars hanging out. SAD!!!
In an area like Rancho Mirage, the average home is $1 million and most people only visit during the season. We get a lot of big money from states like Washington, Oregon and Canada.
