I live in a 4 level split, 3 bedroom 2.5 bath and I'd never buy one again for the following reasons. #1) The stair cases are all next to each other in a row so it's a huge waste of space. #2) there is no bathroom on the main level with the dinning room living room and kitchen, so guests must climb stairs to use the bathroom. #3) each stair case only has 6 steps, so that means shorter ceilings in the den and basement and attached 2 car garage. #4) climbing all those stairs constantly gets real old and annoying real fast no matter how young, healthy and in shape you are. #5) vacumming all those staircases sucks. #6) installing central air to all 4 levels is impossible unless you give up some precious closet space on the first 3 levels. #7) it's expensive to AC all those levels and a 4 level split really needs central air to keep it cool. #8) the floor plan doesn't have a good flow to it due to all the short staircases. I have central air and 4 level gas heating. Cooling it is expensive.

Gotcha. I know it is right across the street from a Metro Park, but I don’t really know anything about the community itself. I’m guessing your friends already saw the information on the community website, correct?

I love this house design! I have toured it in person before and it was one of the most impressive model homes in central Ohio! I think the exterior design is a huge improvement compared to the old model home in Columbus. I think they also did a great job with the staircase, there is just so much natural light! The laundry room is such a dream to have too! The kitchen and pantry is also one of my favorites too. It is a very efficient design! Great job showing all the features!

@LivingInColumbusOhio This house may be very out of the way, but there is a recently build home at 10245 Split Rock Ct Orient, OH 43146 that has a similar style to this house
That front door and its trim outside is so BLAND. The interior doors are so much better. Spindles on the staircase are great. The ladder in the butler’s pantry is just in the way of anyone using that space. Bad choice.
I think the staircase feature isn’t that bland, but I would have to agree that the front door and other places could have more of a pop! I have toured the house before, and it looks very impressive in person. The ladder in the butlers pantry is on rollers, so it isn’t that much of a hassle to move around, it also makes it easier to reach the higher shelves, so I would say it is more of a somewhat good choice as it has functionality and looks, but could be a small hassle.
Please who is the builder and where in columbus OH is this one located. By the way, I love how you give us every detail of the homes you show. Really enjoy them. Thank you
David, OUTSTANDING video. Your very best to date. You did a superb job showcasing this home....the pace was perfect and you captured all the salient issues of the house. Excellent job. I agree with you this is one of your nicest homes you've reviewed on your growing channel. Gorgeous interior....one of my favorite. I love the carpet in the first floor study and the master bath is to die for. Can you do me a big favor. I absolutely love the finished basement. My wife and I absolutely love the "bar feature" (Piece of furniture) that is circular in the finished basement. Would you do me a favor and check with the builder to find out where they purchased that bar. We'd love to get it for our own home. You moved along much more effectively and did a great job of showcasing the features of each room without sny unnecessary dialogue. Well done. I'm hoping the email will tell me 1) list price, 2) lot size 3) livable square footage of house, 4) are the main level floors real wood or LVP vinyl? I agree with you this is a beautiful family home and if your desire is to NOT live in town but rather out in a more rural envioronment, this might be a perfect fit. The details about the price for each home is at the end of the video, but they range from $975k up to just under $1M. Are you looking for this type of home in the Powell area?
Hi David.....You've been advertising this video for a while so I've really been looking forward to watching it. I don't mean to be too critical but I want to give you some legit feedback so you can improve your videos. First off....Pace. You've got to pick up the pace....the video moves along simply too slowly. Especially when you're reviewing three homes in one video. Also, I know you like to keep the pricing to the very end but that is very FRUSTRATING. You really should state the price, the number of bedrooms and baths, THE SQUARE FOOTAGE up front as you're intoducing each home. Especially when you're reviewing/showcasing three homes in one video. (You even state at one point you couldn't remember what the previous home had as a feature) I would also suggest, as I have in the past, to state what the flooring in the main section of the house is. At this price point (essentially $1 million dollar Bob Webb Homes) one expects hardwood flooring but with today's use of "luxury" plank vinyl (plastic) in so many homes it's VERY VERY important to many buyers to ensure the flooring is real hardwood. I'd also like to better understand the neighborhood. It sounds like a boutique freestanding condominium (where common areas landscaping/mowing/plowing) is taken care of by an association. However, you do mention (once) the word "Patio" home which indicates that the homeowner owns the land the house sits upon.....unlike a condo. So please, in the future, explain what the neighborhood is (how many homes in this unique little neighborhood....is it 7 or 8 homesites or is it 20....both are small.....but it makes a real difference to know. I hope this feedback is helpful to you. Mike
Hi Mike, I appreciate your feedback. I'll definitely work on the pacing. This neighborhood is single family homes, not condominiums. However, the HOA covers irrigation, lawn care, and snow removal as well as maintaining the common areas so every yard and common area in the neighborhood will be looking nice regardless of whether the owner is out of town or not as quick to address cutting the grass. There are 46 total homesites, which is more than I expected from driving and walking around it. 16 of those homesites are already accounted for. I'm working on revamping how I do the tours, so I'll try to figure out a way that I can provide that other information that you are desiring. As always, thanks for watching and commenting. The biggest surprise in that neighborhood are the high voltage electrical polls everywhere, which makes that community much less considerable, and for me personal not considerable at all. MI Homes so called Design packages on one floor houses also not offering really any customization, since everything is preselected.
