This particular home and community is no longer available. But blue heron does still build this same exact home in other communities here in Las Vegas.
Usually sales of real estate most definitely include the price of the land. Especially in guard gated communities where the property sits on custom lots.

Thank you for the compliment! Yes I know Chakits very well. I worked exclusively with him for over 3 years. I'm the one who filmed his home tour of the Crown Jewel for his channel when he was in front of the camera with the listing agent. He does his own walk through tours when he's behind the camera. He tends to like his videos "vlog style" and I prefer a more cinematic approach. I am available for hire. I own my own media production company and work with various realtors and. companies around Las Vegas.

Actually, the title is misleading and it should say starts at $2 million. The particular house in this video has already been sold for $4.5 million. I know, we went there a month ago and this house was the "model" home and the owner let Blue Heron rent it to showcase their work. In fairness, Blue Heron already sold two $2.5 million in the area but it was still under construction. I could imagine it will be more "bare" than the model house which has more than twice the base price with all the options.
@@goochigoochs3836 In the video description, I specify that this property was filmed on June 8, 2023. At the time of filming, that was the price. I am not a realtor. I am a videographer that films luxury homes for realtors. My videos are comprised of the B-Roll used in the original real estate content published to RU-vid by agents selling these listings. Most of the homes you see on my channel have either been sold, have price increases etc. I clear that up in my video description to avoid confusion. I always put the date the property was filmed. This particular home was filmed over a year ago. Any Blue Heron home will double in pricing in a years time. They build in desired locations and our Las Vegas housing market is highly inflated due to an influx of Californian cash buyers, the relocation of professional sports teams and us recently being named the entertainment capital of the world and Mark Walhberg expanding Hollywood Movie Production to Las Vegas.
Dude, the video says uploaded 5 months ago. You should have done your research and be responsible and update the price as well - this is the reason I said MISLEADING because it is! Look at all the comments - they all think it is ONLY $2 Million (the base price WITHOUT options as features in your video) and you didn't even try to correct it by commenting on it. You get the point?
This exact home with all the options was purchased at $4.5 million. However, two similar neighboring homes that are almost as beautiful as this one (with lesser lot and a bit less options - but still incredible) are priced at $2.5 million each. My friend works at Blue Heron as a construction manager 👍
If you own a house, I highly recommend sell it and move back here. Cali is no longer good for the soul. Lived there for years and it has changed drastically. My 5 cents.

Beautiful architectural design plus landscaping outside, the best is the kitchen whitish emotes tranquility 10/10. Those rugs on the floor are accident prone & so are the unnecessary pieces of furniture. The dark colors of cabinets/ furnitures, a dysfunctional atmosphere calling
Lived here for more than 2 decades. I loved it here. The only thing is that summer heat is gruesome - you can't get used to it! Outside summer, the weather is great! There are actually perfect days in between. We don't have hurricane, big earthquakes (we do have tiny quakes which are hardly noticeable) or heavy snowfall. Henderson is always on the top 3 with the least crimes in the USA for big cities. Just do go downtown 😁😂🤣
