I don't see someone who can afford 1.3mil buying that house next to all those other houses looking the way they do. That house is nice but looks out of place and overpriced for the neighborhood
Properties just like this are already selling for $1.1M in the area.. and this one you just watched is an even better property. The only way any smart consumer like yourself would justify the price is seeing what similar properties are going for in the area. Based on the history, we can definitely see this one selling above $1.2M

@@LivingInJerseyCityNJ it is a multi dwelling property so I can see how it's partitioned out for several renters. But one big residence, I believe can sell for more money. I was looking at it as a one family.

A lot of homes that dates back to the same period typically look the same. A lot of the homes now in jersey city have similar layouts. For example, 2 families back in the 1910-1940s look similar. Very distinct look and they are majority here in JC. When we had a construction boom in the 2000s a lot of multi family built then were similar. You’re seeing that now in 2020s seeing the same similar new construction multi families. It is what it is you know? As long as there’s demand for the product it’ll always be there

Is there really a "center" of New Jersey? 1:23 If central Jersey exists, what are its boundaries? When I lived in north Jersey, when we crossed the Raritan River on the way to the shore, we knew we were entering south Jersey. Now that i live in unquestionably south Jersey, my neighbors complain if they have to drive all the way to Asbury Park because its in north Jersey. One of them tells me that Liberty State Park is right next to Canada. And what about Toms River? It is on a more southern latitude than Cherry Hill, but yet they root for New York sports teams. Its possible that Trenton might be in central Jersey, but where are the boundaries on the east coast of New Jersey?
Liberty State Park being next to Canada had me rolling!! Haha! So Last year around August Gov Phil Murphy defined what Central Jersey is; Somerset, Hunterdon, Mercer, and Middlesex County. I was pretty surprised Monmouth County wasn't included... Are you native to NJ? - Adrien

This is in Greenville section of jersey city - particularly in an area called Society Hill. It is practically the suburbs of Jersey City. You’ll see why when you visit!

Nice job, just a tip I'm a New Yorker so I walk fast too but walk a bit slower in the videos! This way you won't sound like you're rushing to talk and can add more context to what you're walking past. Also get a mobile gimbal like a small cell phone one from DJI. This will prevent the bobbing and shaking behind the camera. Would love to learn more about what's going on in Newark. Keep going!
Hahahah that’s a good tip! We definitely don’t catch ourselves walking too fast sometimes. We are actually using a DJI and sometimes it just doesn’t hold the phone as well. We did upgrade to an iPhone 15 pro so hopefully this makes the video more stable since the phone is lighter. Is there anything else you would suggest for us to do to help home buyers and sellers?

@@LivingInJerseyCityNJ I think the flow of the video was very good. Started with the neighborhood intro, showing units at different price points. The cafe is a good one. There are also some good bars and restaurants now. The best part about the Heights is easy access to Manhattan. Now we moved from the Heights to Millburn; I always miss the easy commute and the affordable cafe.
