If landlords say that repairs are too much, well perhaps: 1. they should sell their rental property to the government / province (who can make it an affordable home), 2. think twice before investIng in rental properties I was a landlord for a couple of years and stressed over repairs that might happen. Apparently I did not have the stomach for it as I would never ask the tenants to pay for repairs caused by wear and tear. When I sold I made sure those tenants were protected by contract as part of the sale in 2021. I am now a tenant on an apartment and have had to fight due to PE We started a tenants group with the help of ACORN Now a not-for-profit owns our building

Irish housing is 90% over valued. House prices are rising because the government intervenes if it shows signs of leveling off. For example, when interest rates started rising, the government lowered the deposit requirement for a mortgage so that more people would qualify. Ireland`s economy depends on the multinational sector here. A Trump victory in the States will see US companies repatriate more than just their profits, they will move their operations stateside also. Back around 2012, the Irish government put a false floor under house prices which were falling at the time, by insurining a traunche of houses against negative equity in order to entice buyers, and that was what gave the false impression that house prices had bottomed out. So the true value of Irish housing stock is at least 20% below the post credit crunch lows. The only difference between now and then is the extra 200 billion euro the government borrowed to reinflate this bubble. We have nothing to show for it but high house prices and people both foreign and domestic who are stupid enough to buy now. Once house prices do begin to fall and today`s buyers find themselves in negative equity, that is when price discovery will happen. In the meantime, I am buying gold.

Multi-national fruit companies doing damage to people and the environment in Latin America has been going on for a long time, and sadly this story is not over. I lived and worked as an academic and consultant in Central America for over 10 years, from 1994 to 2003. I frequently spoke to many Dole and other fruit company executives. Some executives I met regularly, because I sat on a committee about environmental management. With my US students, I also visited different banana plantations as part of an environmental studies program. What I saw with my own eyes was even in the 1990s there was utter disregard for the health of workers, even in a country like Costa Rica which has somewhat better EHS legislation. Many workers lived next to plantations subject to areal spraying, taking their drinking waters from unprotected, poisoned wells. Even though DBCP have been phased out, what succeeded it was not exactly healthy for people and working practices have not improved enough. The women's work consisted of washing the bananas and thus they were exposed to pesticides. These visits to plantation workers were so upsetting that several students would cry after the visit. I hope these experiences planted the seeds of doubt as to the practices of US fruit companies in Latin America. The multi-national fruit companies, that dominate the production, trade and distribution od bananas - the most valuable fruit trade in the world -, may spend a lot of money protecting their brand reputation, but in Latin America their meddling with their government, destroying their national environment, and destroying their worker's health is not forgotten. Moving from bananas in Central America to tomotoes in Italy, who is going to stop the slavery like conditions of the African tomatoes pickers in Southern Italy? Buon apetito!

Leftists stupid propaganda. I love bicycles. I make about 3000km each year on bike. But try to take your two childs to school on bike. Try to bring sofa or fridge to your home on bike. Try to go grocery for bigger shopping. And not in california or Brasil but in Central Europe or Canada. In February. Try to use bicycle where your distance to work is 40km. I hate when someone who owns nothing tries to tell me how the world should be build up. Prove you are worth I care what u say. Public transport is not the future. Thank you very much for your dagerous, smelly, always late buses or metro. The future is personal transport. Bicycles, motorcycles, scooters, small cars (and some big if u use them where it is justified). In Denmark people ride bicycles not because they love bikes (in always windy, rainy cold climat? Really?). They ride bicycles because of poor car infrastructure, tey ride bicycles because of trimendous high car tax (check out what it means to have car in Denmark).

Refinancing cannot be used for real estate, there will be no one gambling with leverage max total debt 10x of their net take home pay. 4. Rent control, same as min wage increase growth rate. 5. Standardize rent range per sqft for different spec of finishes and locations. Categorize high grade finishes to low grade finishes. 6. Population control, find Max population after deducted land for agriculture to manufacturing. Accepted number of immigrants/refugee depends on number of citizens die, when and how many baby can a family have, legalize and standardize abortion, fix orphanage system to nurture and distribute. Would you rather build the country using steroid or natural? Natural growth is slow with lower debt and lower income gap. Population is 7.8 Billion, immigration was acceptable because lower population. Higher population is difficult to be managed. Lord charges taxes as they please, peasants protested and ignored, so they rebel and kill the lord.
