Here's what I foresee happening within Austin, TX. Since 2021, home prices have really gone up and it's become less affordable for many who are local and are looking to enter the housing market. The high interest rates are affecting both buyers and sellers alike and are causing both sides to wait for the rates to drop. Meanwhile, Austin was an attractive destination for buyers from the other large metroplexes within Texas (Dallas, Houston, and San Antonio). With Austin's home prices as high as they are, (much higher than home prices in the other metroplexes) I anticipate that we will see less relocation from there. However, I anticipate that there will still be a lot of buyers relocating to Austin from California, Seattle, and the North East because the types of properties you can purchase in the Greater Austin area are much newer, larger, and way more affordable, relative to home prices in their respective areas.

The builder will pay the Realtor commissions and this is expected to continue even with the new NAR settlement, which is expected to go into effect in July. The benefit of working with a Realtor is having expert guidance, from finding the right property for you to negotiating the best deal for you. I don't believe in pressure sales tactics, so you will never have to worry about that from me. I work with my client's best interest at heart.

When you walked in, it felt like you were going through a tunnel. It's basically the same old same old design as every other builder - cram as much as you can into a small space & small lot, eliminating all the features & areas that used to make a house a real home & yard for a family to enjoy.
The starting cost will vary depending on which community you are interested in, but around $750K is a good estimated starting price. Please keep in mind that in addition, there are lot premiums, structural upgrade costs, and design upgrade costs.
