I bought my first property in Surrey 1200sq foot town house for 168,000. I sold it for 260k. Now its worth 1.2 million. Housing in Canada is a joke, if it wasn't so criminal. Think of it this way. 2nd largest country on the planet, with 38 million people. There is absolutely no reason people can't afford a home.
I don’t disagree. There was some really proactive legislation that has now allowed for more density on lots like this but it does bump up the price of land in exchange. It is a windfall for my clients for sure since they built this home and now are selling after 2 generations. Affordability is a mess right now and a lot more needs to be done. At least 30% of the soft costs go right to city fees and interest holding costs while waiting for approvals. I really appreciate your comment and hopefully people get out to vote provincially and federally to demand more changes that can improve affordability. This is a pickle though and may take a generation to correct unfortunately.
@NickNeacsu I agree. I have owned 3 properties and did well. But now I am looking overseas. Primarily in the rural Balkans, also the caucuses. I spend plenty of time in the Balkans, and it blows me away how they have better hospitals, doctors, schools, and social interaction than Canada. And if you know the regions and people you can buy an orchard with a house for less than a used car in Canada. It's becoming a no-brainer.
Get out and vote. The ball has been dropped for sure. I sell a lot of real estate and I feel for generations who won’t be able to purchase. I can’t control prices unfortunately but I did my best to protect my clients when purchasing. I grew up in Vancouver as well and man have things changed on the real estate side. I remember when I was in grade 12 in 1998 and our house was worth $850,000 on the tax assessment. I was so excited that my parents were almost millionaires! Fast forward to 2016, I sold my family home for $3.4m…. It’s crazy but it’s reality I guess. The reality is just a little bleak right now for the younger generations and it’s sad that those younger generations will grow up with less wealth than myself or my parents simply because of living costs. I've fallen in love.. 4 million is a good price for this home,I've seen some for more $$$ and they don't come even close to this beautiful home. I had to watch this video 7x - just decorating it in my head. The only question I have is would the builder - build homes in the state of Georgia?
He did it so because the House is way overvalued....with $7.5M you buy a better home in Miami, California and Las Vegas....and those places have better weather.... Vancouver has only 3 Months of Sun....no sun means depression

It dated, every single thing needs to be replaced. The stove top is at least 30 years old. It looks like a rental property. Wood toilet seat cover? Those went out in the late 1980's.
