I understand an engineer must complete the visual inspection for the phase 1 milestone assessment but its unclear who is in charge of determining if the reserves are fully funded, is that simply the condo board stating they have adequate reserves or is some outside agency in charge of this ?
My wife is from PC and we were stationed at Tyndall for 14 years. After 20 years overseas we are in Illinois near family but would love something in PCB and my favorite area is Wild Heron but would love to hear about the unit at Callypso you talked about. My concern is the second mortgage and making sure we have enough income to offset the mortgage costs.
Nice video. It’s a crazy time in Florida. As a buyer , there are some great deals. My thinking is , the great deal may not be a great deal in 6 months , as prices continue to slide down. I am waiting on the market to bottom out and let the dust or sand settle 😂

Determine your risk tolerance first and foremost. Be aware that it costs money every time you buy and sell a stock. A lot of people think they can make a nice profit by buying a stock when it dips down a little and then dumping it when it recovers but they fail to factor in the considerable fees the brokers charge you to place your orders Also be aware that it's basically gambling, it shouldn't be done with money you're going to need in the future, consider whatever you invest already lost
The PCB Market follows the east Florida Market and now it’s off on an average of 20/30 % depending on the price point, it’s been that way for the 50 years I have been buying and selling in this market, example in Sarasota county homes that were million and over are now starting to come down 3/400 thousand to one million or under and there still setting for sale, Since the Great Depression we have not had all three major indicators over valued, the stock market, housing and Bond market and are all overvalued, condos that were bought for 300 thousand 10/20 years ago people asking over a million dollars that won’t stand the test of time in PCB every knows that’s ridiculous, I would look for a serious correction this year , 500/600.000 in PCB makes since not in the millions for 1500 square feet , the numbers just don’t add up with what the income people make a year , how many people do you know that make 150/200 a year?
I love your videos. Does a townhome fall more in line with SFH or condos? Just bought a ward creek townhome for 299k, hoping the bottom doesn’t fall out.
Not really either…I could run some numbers for you for the attached single family market. I think those Ward Creek townhomes will do well. That ASF market is still pretty stable and there is a ton of new development coming on 79.
We have done many 40 year inspecions and many of these buildings along the coast are not properly maintained. Great video Craig! This is something not many HOA's and building owners are aware of.
