Companies want sellers to change the property zoning before they buy it, lowering the seller's profit by sticking them with the residential use fees. Then, they will build on it, taking it out of agricultural zoning permanently. The county goes along with it to get the increased tax revenues.
So I don’t agree with that because for them to drill for oil or any minerals, they got across your land set up shop on your land to get below the surface. They don’t have the right to do that just my opinion.
If i'm not mistaken in most situations the owner of the surface rights has to allow the mineral rights owner to come explore and extract. Usually there is some sort of contract or agreement if there is a different owner for surface and mineral rights allowing access to the property
That's the joke, landlords don't take care of maintenance and just let the building fall into disrepair. If they can pull in a couple years of income from it and just condemn it and sell the land they made their money. You see it all over. Having lived across this country in multiple states living in lower income rentals, I've seen it all. Report it to the state, sure. They'll come by and look at it in a couple years. After the roofs fallen in and the molds grown over the walls. To call being a land lord a job is peak separation from reality.

Not exactly true... They tent to just have less government, unincorporated towns or just county law, no town hall or city council adding local regulations on top of county/state, so less lobbying to county, less lobbying to state.
Thats not cool, i wouldnt own land that i didnt own out right, i dont someone coming in and pull some oil pump next to my home, thats just not cool, who ever does that shit are Shady MF, so people if your buying land check the Mineral rights. You definitely want to own your mineral rights. Are don't buy the land.
Pond on top. Connect to a rock-lined stream through the wooded valley. Add airbnb cabins along the valley stream. Listen to the babbling stream at night.
Enlarge and enhance both ponds. Connect them with a stream. I’m personally debating whether to buy a property with a mandatory detention pond in the middle. Could I enlarge/enhance and make it into a water feature?
They typically don't pay much for it which could be why people want to buy them. You can usually flip them for some kind of profit but not much also if you own it then you can legally access it for camping or whatever you wanted to do

It’s just a thing from a bygone era. The firm-handshake generation that forced pledge of allegiance to a country once against tyranny have themselves become tyrants in said HOA’s.
@@ApkeBrothers No joke code enforcement will drive by your house daily making sure your grass isn’t over 4 inches high making sure someone doesn’t have trash or debris on their property will come on your property take pictures of your vin numbers on your cars and plates make sure you are parked on your driveway not on your grass that’s just the tip of the iceberg.
I was supposed to inherit a desert square but I needed a piece of paper that didn't exist passing the land from my grandpa to my grandma to me my grandpa directly passed the land to me and the government said f****** no because the land didn't pass through my grandmother stupid rules I should have that desert Square out in Death Valley. I'm also Canadian which also made more problems
I knew a guy, about 35 years ago - he moved to the Sierra foothills - had some acreage - had a Cat D-3 (small) - dug a pond and lined it with a particular clay - had a spring - duck and fish - and algae - he harvested the algae and placed it in a digester, which was basically a can with a somewhat larger can as the cover - the algae produced methane, which was partially compressed by the somewhat larger can/cover . . . he further compressed the methane and used it to power the D-3. I know you'll ask - chicken or egg first. I think he used diesel until he got the system up and running. Eventually, he used the methane for all his energy needs.
There's a guy who came to power in roughly 1939 who tried the same thing, except with human beings..He was all about Master Races and high on amphetamines most of the time,, can't quite remember 🤔
