The stock market is risky But staying on the sidelines is riskier. Missing the next bull run will be far more costly to your long-term wealth than getting in at the "right price". Consult a financial advisor if you're unsure how to proceed.

I'm not a college grad, Kind of opposite late 20's.. how can I still break in? I have background in finance, analyzing numbers and making them make since with some property management experience as well. Seems like its fresh out of Uni thing with connections, associations, etc. Thanks in Advance brother.

You can absolutely still break in! This is actually when I broke in. I applied at a lot of places before getting a job. I really did take the hard route of just applying on linkedin to countless jobs but I recommend selectleaders as a job board. Also join the local ULI group or similar groups. Also consider moving to a larger city. Google the largest developers, property management companies, owners, look at non profit companies etc. Once you get your first job it is much much easier to get the second and make really good money

I just graduated from university. I am about to turn 22. Im still working full-time in an unrelated field. I didn't apply for jobs while I was in college because I was so busy. Am I doomed.? Breaking into CRE has been a lot harder than I thought it would be. I think I was over confident. What should I do?

Random question. What is the difference between Face Rent vs. Base Rent? I'm focused on industrial. Is Base Rent the Year 1 rent not considering the annual rent increases? Does Face Rent even apply? Or are they used interchangeably?

I just had a case study yesterday. The firm/recruiter said it would be a few questions and some calcs on the financial statements. Coming from outside the real estate industry I was surprised when they gave me 1.5 hours to build a full 3-statement model, calculate implied purchase price, put debt on the business, etc etc. Fortunately I was able to pass the exam based on my prior work experience and aptitude for financial modeling, but sure would have been nice to see this info earlier!

What about someone wanting to career change? I am a late bloomer - 45 y/o. I have almost completed my ASA (Actuarial Designation). Although a great career,, I want to eventually get into CRE investing. I was considering an analyst role to gain experience for a few years. Although never done CRE analysis, I have fairly strong analysis and modeling skills.

Yes, there is a CoStar Real Estate Analytics Certification (CREA) but it is currently only offered by Clemson University and Virginia Tech. You can ask your schools finance department or real estate club to look into this.

recession is coming, US CC DEBT delinquent over 90 days is nearly 11%, higher than 2008, last employment report 75% jobs created were Gov't and Medical... Distress is coming once unemployment peaks 5-6%.

I spent a whole year as an intern starting last May, and I’m only just now starting a full time gig. My company was on a full-time hiring freeze for almost 2 years. It’s tough out there, but even a post-grad internship (if you can afford to live at home/with a lot of roommates) can help get your foot in the door.

Thanks for the encouragement Justin! I’ll be graduating from my MSIRE program in December and have 2 solid internships under my belt. When I graduated from undergrad Dec. 2023, it was very difficult to land a job, so that’s why I pursued the MSIRE… I feel good about the future though.

I graduated from the real estate program at UW-Madison, I’ve been applying to jobs for about 3 months. I’ve had a handful of interviews, no offers yet. Frustrating when many analyst roles want 1-3+ years of experience. Love your videos btw

Hi, I cant find anyone who is able to work out the Equivalent Yield (i.e weighted average between IY and RY) for the purpose of traditional real estate valuations outside of using ARGUS software. In circumstances where you know the value, initial yield and reversionary yield - how can you also obtain the equivalent yield? I know it can be calculated utilising the goal seek function but I believe it requires quite a bit of tweaking and is slightly more cumbersome than the unlevered IRR approach / example you have given. Is this something you could do a video on?

i have 2 years of acquisition analyst experience now, still get messages from recruiters on Linkedin for associate roles even though I am not currently looking for a new role. I was laid off between May 2023-August 2023 and must have done about 100 interviews in that time, but those recruiters were not messaging me much during that time. In about a year or so I will look for associate roles and essentially double my comp

I work in non-resi property management in Southern California. There's a lot of churn, so there's a ton of opportunity. I've increased my comp ~60% in the past two years, and now I'm on a property I love with tons of room for growth.

@@tagritel Lots of transferable skills, and definitely some overlap when it comes to the underwriting/analysis process. Entire real estate operating companies can also be bought and sold, and these transactions function very similarly to M&A transactions of operating companies in other industries.

Employers are not ready to hire immigrant talent (Students who came to the US to pursue their MSRE). What would be your advice on breaking into this industry and working around the sponsorship requirements? P.S- I interned with a big group last summer.

I'm an international student as well. Going back to our home countries is always an option- saying this in the most light hearted way. Our visa is for studying and some practical training- sponsorship is a privilege. US citizens are struggling themselves to find a job, why would they look at the trouble of hiring us when they have a good pool of talent?

Would you rather pick Los Angeles, New York, or South Florida as your career starting market. I am a new intern at a middle market firm here in LA and the market is not very good right now but I am hoping there will be an upside soon.
