Hello, I am specifically interested in Windsor at westside and wondering if it allows for owners to live in their property full time? Are there any other communities that you mentioned which allow the option for full time residential use? Thank you

Hi RhiaSky, the issue with staying full time in vacation home resorts is the "impact fees", you can watch my video on it jerrybarker.com/impact-fees/ The hard part is knowing exactly which and when as there is no one you can contact directly to ask. By rule of thumb, you should be fine on any home built before 2017. So for Windsor at Westside, phase one should be fine with P2 and P3 most likely having restrictions. It's a very tricky one that we try hard to make buyers aware of so they understand before they buy. Great question!

Reunion is one of the closest resorts to the Disney parks, you can be on Disney property in about 10 minutes and depending which park another 5-10 mins.

It's improved since it was taken over by CLC, its only townhomes - so no villas. Handy location for walking to shops and restaurants and Old Town is decent for entertainment - not Disney, but other than Disney, what is! I like Encantada better as a townhouse community for budget stays.

The resort and homes are currently being built. First homes should be ready at the end of 2023 so you won't be able to vacation there until then. Just found your video and was delighted to hear what I think is a fellow Scottish accent - hello! I'm really not surprised to hear Reunion resort on your countdown here - I've always thought it looks stunning in there. If you ever do an overview or more affordable options, I always rate CLC Encantada in Orlando - nowhere near the level of Reunion, but a really solid option if your budget doesn't stretch that far!

Resort rental homes tend not to have yards suitable for pets. Best option would be a home in a short term rental community such as Formosa Gardens: jerrybarker.com/formosa-gardens/ We keep a list of the better ones Here: jerrybarker.com/communities/ Hope that helps find you the best location.

Hi Tami, I like them all for different reasons. We own in Windsor Island so I that makes me a little bias for that resort. As with anything, there will always be some negative comments in any of the locations, but I would suggest there would be thousands more good ones if people commented more. Unfortunately people generally are quicker to highlight issues so those always seem to come to the surface. We also saw a rise during Covid for different reasons but things seems to be getting better now. You'd have to be really unfortunately to get a bad experience. My best advice is to go with the best management company you can find. A very large percentage of house renting issues comes from bad property management. Discount price could also mean discounted service or quality. You may only get what you pay for. Good luck!

What is lake county like compared to Davenport. Any difference in costs or taxes or closeness to Disney world?

Hi Shane, Davenport is in Polk County, so I'll assume you are comparing Polk and Lake county. They are very similar, we live in Lake ourselves and really like it. This particular location is really nice, first fully amenitized resort in Lake county. Closeness to Disney - maybe a tad closer but nothing that will make any significant difference. I'd also suggest taxes will be about the same but I'll add a note here if we find any significant differences. I'm excited about a new resort in Lake, a little less driving for us! I'll be doing a location update in the next couple of weeks and have more to add. So check back frequently to see the resort as it gets built or subscribe and it will automagically let you know!

Jerry with the Townhomes what is the maximum number of bedrooms , don't think I can afford a single family house. I don't know the prices for both but guessing the single family homes are quite high ?

Won't know the price till released but I expect it will be in the region of 550k. They are excellent, great floor plans with a very decent size pool area and pool.

Hi Jerry Thank you for doing this video on 1031 exchanges and all the helpful information associated with it. I am thinking of coming down there to check it out and am wondering how long the build out will last at this particular development? My wife, I and our dog "Rocky" are planning on going to Florida around early November to look around for places to live and investment.

Hi Peter, not sure what development you are referring to? Be careful with resorts and long term or residential rules, many of the newer resorts have rules against primary residency. Hi Jerry Enjoyed watching this, but is a little overwhelming in a good way, ie so many choices.I want to ask you if any of the resorts allow owners of properties to have their dog with them or not when they visit? Also would like to know if there are any fee's of any kind that go to the resorts themselves from our earrings or not. My wife and I are not golfers, but do love pool and gym amenities. If owners dogs are allowed I doubt that they would be allowed in the pool areas.. Almost forgot, but very important for us is which resorts DO NOT have HOA's ?

Hi Peter. I believe nearly all of the resorts we work with allow dogs, there may be a size limit. Each set of resort rules will be different. An important question is whether to allow your pet to stay in your rental. That can be a problem because of guest allergies. Most homes are generally not pet friendly as the assumption is that pet friendly homes rent less. There is also the big put off for renters of pet smells. Most of the resorts do not take a fee from rentals, some have additional usage fees for facilities. Again, something that will be on a resort to resort basis but for the most part they don't take a cut. The HOA is important we have a good explainer video on this page that outlines HOA here: jerrybarker.com/hoa-fees/ We are here to help with the "overwhelming" part, once we know what buyers are looking for and a budget - we can narrow it down for them to a few ideal option pretty quickly. We currently just own the one in Windsor Island: ru-vid.com/video/%D0%B2%D0%B8%D0%B4%D0%B5%D0%BE-slfRjEKEVXU.html We owned in Paradise Palms, Championsgate and Reunion in the past and we are on the list for a Baymont 8 bed in the first phase at the new Windsor Cay resort. We don't typically rent our homes hard, I generally suggest 65% is a good occupancy. Our 6 bed in Windsor Island rents for an average of $400 a night. Joe Rothfuss of Florida Vacation homes did a really good piece on expected occupancy and rates in this video: ru-vid.com/video/%D0%B2%D0%B8%D0%B4%D0%B5%D0%BE-j5IGH1nR_Gc.html Cheers!

@@JerryBarker Hi Jerry Thanks for the reply. Yes I understand there are some advantages to HOA's ie all the amenities. I currently live in one, but do not like some things like the constant raising of monthly fees and their heavy handiness with rules and regulations. About 4 weeks ago I received a citation from our board with a picture attached of our 10 month old golden reserver pup sitting on our porch looking at whoever the idiot fellow homeowner was that took the picture and submitted the complaint. The citation said it was against the rules to allow your pet on the porch without being attended to and I would be fined pending my reply. When I bought the Town Home our HOA fee was 67.00/mo, now it is 625.00/month. These a a few of the reasons we want to leave California and move to Florida.
