Sorry to hear/read this. The numbers are the numbers, but of course, because I focus on medians in general, there is just as much below as above these "average" numbers. That said, SWFL has long skewed more toward luxury than affordable in general. I find it helpful when you tell how much below asking price homes sold for. For example, Naples homes sold on average for 5% under asking price.

Marco is definitely more "beachy" obviously on a barrier island. Naples is more for those thst need shopping and dinng or night life. Marco is for those thst prefer nature and slower pace of life.

Location and initial pricing will always have an impact, but it is safe to say that the pendulum has shifted over the past year to at least a balanced market if not one leaning toward buyers ever so slightly. Context is everything, though, as prices across the board are still well above where they were pre-pandemic, so potentially falling prices are generally going to be off of all-time highs (or near highs). Will be interesting to see how it all shakes out, but if you have been a regular viewer of the channel, you know that I have been saying strategic buyers have a real opportunity in SWFL that they haven't had for years.

great video thanks for sharing. We made an offer on a condo in Marco in January and then saw that some other units had sold in the past 60 days for less, and when the buyer made a counter offer we walked away. Our realtor was kind of new in the business telling us how hot the market is, etc., but these statistics are very helpful. Thank you again. I am now subscribed.

Thanks for tuning in and commenting. Would be curious to hear more about your assessment of the (lack of) value in median selling price as a stat? As a buyer considering different potential areas to buy, being able to compare median selling prices would be a useful high-level indicator of "fit," no? And knowing the trend in the data over time is one means to understand what might be happening at a macro level in a given real estate market? Definitely open to hearing other perspectives, though!

Very informative channel James, thank you. I’m curious as to what you think of Eagle Creek. We have gone to a few open houses there but it’s difficult to get a sense of the community. As a golfer, how do you like the course. Thanks.

Thanks for the kind words and for tuning in, Jim. I owned briefly in Eagle Creek not that long ago, so I know it about as well as any other community in SWFL. I am a big fan of the course itself, yes. It is a great track which is crucial when buying into a 1-course community. The membership is welcoming there also which is a plus. On the full disclosure side, the downsides I see there are perhaps a bit higher overall cost of ownership than in what I would see as comparable communities and because the membership/community are smaller, the off-season is really quiet if you aren't intending to be a snowbird. Time will tell, but I would bet against a crash. Some correction is/has arguably taken place already, but if rates in the mid 7% range and macroeconomic concerns/uncertainty haven't already triggered a crash, it is hard to imagine what would.

So many realtors in Naples Realtors are not being honest and like to rant about how “Naples “ is not touchable by a falling market. That simply is not true, as we saw in 2008-2014. History is the best predictor of the future, when something doubles in 2 years, there will be a correction. Powell is continuing to keep the rates high in order reduce the severe housing inflation. It takes time to achieve this. What happened in 08 took a series of years to bring back equilibrium,. We’ve just started this trek.

Wish I had that crystal ball, but to mix metaphors, reading the tea leaves and weighing all of the macro factors alongside pricing trends, I would suspect we are looking at prices within a 10% band of where we are today. More likely to see 10% down than 10% up, but if the Fed stops raising and perhaps loosens sometime in 2024, we could see some movement upward. Do keep in mind the large majority of Naples area sales are cash deals, so while those still often involve some financing (i.e., they are cash in the sense there is no financing contingency), the market is generally less rate-sensitive than the general housing market elsewhere. The stock market and overall economy are likely better predictors as drivers of wealth that lead to 2nd homes, etc. in Naples/Marco.

Thanks for your comments re insurance and humidity. Not sure your intent re the humidity comment; there is definitely humidity at times in SWFL, though thankfully the Gulf breezes often help mitigate it. It is all relative, though, as middle Atlantic summer days were at least as humid... as to insurance, that's a complex question. Beyond encouraging you to have a look at some of the videos I have posted on that topic here on the channel, the simple answer is that it has become increasingly expensive in the wake of the last two major hurricanes. The legislature and governor have made some recent attempts to introduce more beneficial competition into the market, but time will tell if that pays dividends. In the meantime, I would absolutely advise shopping rates before buying to avoid any bad surprises. Happy to help with the process of your search anytime!

Thank you for your video. I have noticed renting price went down more than selling price which make it difficult to invest in current Naples market. Especially with interest rates between 6 to 7 for investment. Do you have any insight on that?

Anecdotally, rental rate increases in SWFL have generally equaled or exceeded home price increases so the calculations should be similar. Any idea of what this summer will bring, I’m seeing lots of price reductions, but still some sellers seem to be in denial that the market has changed and the economy even in a 2nd home heavy cash market cannot support these home prices. Historically these kind of price increases in such a short time, indicate a correction is to come.

I wish I had that crystal ball, but I would not bet on more than a moderate softening. If we use stock market "correction" metrics like 10%, we are likely close to that in some areas of SWFL already (off the highs). It is still amazing to me to see some pricing on new listings that seems to not recognize we aren't in the same market we were a year ago, but for the most part, those listings are the ones that are sitting for 2+ months and taking multiple price reductions that bring them closer to the market high minus 5-10% level that is where I would put my chips.

Bought a house here so I could be closer to dealing with the house destroyed by hurricane Ian in FMB. This place sucks ass. HOA and lawns. Old people. I'm 55 and I truly hate it.

Not sure where you ended up since we hadn't "spoken" before this comment exchange, but aside from the indisputable overall demographics of the region and the abundance of HOAs, I certainly would recommend focusing in certain areas over others for people with similar perspective(s) before they buy...

First off, I would say that in that budget range and with those initial parameters, set your expectations at 1 property. Also, know that "VRBO/AirBnb" in Naples generally isn't what you might think of elsewhere, i.e., 30-day (or longer) minimum rentals are the norm with weekly and/or nightly rentals the much rarer exception. I work with a lot of clients describing a similar situation to you, but every client's needs, which list, priorities, etc. are different, so I would encourage you to send me an email at headleyre@gmail.com. I can then send you a range of homes to give you a sense of what's possible, and we can decide if it makes sense to work together from there...

We sold our first home in Naples on 12/28/22 it was a nightmare, it took almost 110 days and we were priced very fair, we eventually took a cash deal from a couple who lives in Hawai'i. We own a second house in Naples that is so overpriced I actually cannot believe we bought it. There is just no justification for the cost of houses in Naples, the local economy is so weak and so seasonal the COL just boggles my mind. You have to be retired, wealthy or have a remote job to afford to live here now, so many people struggle to make ends meet here it's really eye opening.

I am sorry to hear of your challenging experiences on the buy and sell side in Naples. I personally aim to help all of my clients avoid those circumstances if humanly possible. In any event, Naples is definitely an interesting place given the demographic skew there--definitely a retirement haven first and foremost.

I would be very interested in understanding your perspective on how homeowners were benefiting the past 2-3 years as premiums increased dramatically and coverage became less available? I carry zero water for the insurers, but I am also no fan of the unscrupulous attorneys and contractors that brought us to this breaking point. This legislation is no doubt far from perfect, but the fact there was a Bowl game called the Roofclaim.com bowl played yesterday is enough to make me go HMMMMM....

@@livinginnaplesfla Thanks again ,Im in PBC, paying $ 3800, 2 coworkers, $5100, $5900. These are not mansions, middle class homes. Yes definitely Fraud in Florida. There are 49 other States that also have Insurance Fraud , why are our cost 3X national averages. Corrupt legislators, a Fake Industry run Insurance Commission all appointed by Industry insiders. Same political party running the State over 20 years, and they are way way PRO -BIZ, not pro consumer, responsive to their Donors not citizens. Now forcing us to get brand new roof, so they don't have to pay for it, more profits for CEO. just watched 5 neighbors get new roofing, all were in excellent condition, (HOA) but insurance would not underwrite most replaced around Hurricane Wilma. my cost have gone up since Hurr. Andrew ,non-stop. Very much doubt any relief coming our way, do your research before you buy a property in Florida, need alot of $$ to live here , very unaffordable unless you are wealthy

I appreciate your tuning in and your comment. We can all have our perspectives, and while (as I noted) there are definitely elements in this legislation that should be beneficial to insurers, I guess I come from the angle that the tipping point in the other direction was long ago breached. If you own property in SWFL, I assume you have seen your premium(s) rise significantly over the past 2-3 years? At the end of the day, the "winners" have been those who got new roofs (and the like) ahead of schedule and the attorneys (and some contractors). I hope this levels the playing field/adjusts the rules so the masses benefit versus the few.

While I can make rational arguments for predictions in the market moving one way or the other in coming months, there are lots of reasons why any of those predictions could prove wrong. Ultimately, I think that regardless of market conditions and expectations for future changes in them, it is never too early to start the process of looking. I recently posted another video along the lines of "what should I be doing now" that you might find interesting and beneficial. hey, i have a question regarding what happened with the plans for what was proposed for the davis/tamiami intersection where back in 2017/18? all was torn down for a condo, then later the deal fell thru. (right before the bridge) so has anything happened there since i moved to sarasota in 2020? thanx!

hey, im curious, i used to live in naples, moved to sarasota in late 2020, i am just finding out that the naples beach club has been torn down, but I am curious, was the building to the right of it also knocked down? I saw the proposed plans for what is to be built there and the area the 3 or 4 buildings i saw in the photos looked larger than the land the beach club used to be on. i did a lot of banquets there. thanx!!
