No shades on you guy at Ruston, but the quality and versatility of architectural designs, material used, finishing etc available in Ibadan real estate is so demoralizing when one compare to what is available in Ikoyi, VI, Lekki, Ajah, Ikeja Lagos. This would make many to avoid resetting back to Ibadan. To think the prices are high, in a city where there is no issue with sand filling before building, is mind boggling. You guys need to advice your developers to upscale in order to make your sales job more appealing. Most of the properties lack modern features like ante rooms, walk in wardrobes, landscape, entertainment spaces etc.
That is Nigerian developers for you. One is forced to wonder where most of them grew as children if they had trees in their neighbourhoods? How can anyone be build a house without a single tree inside or outside the compound in 2022? With global warming and heatwaves everywhere you need shades from trees. Plus they are fun for families when they are useful trees like fruit trees or strong trees children can climb for fun. It is why I still prefer the old Nigerian GRAs, they are usually full of matured trees street after street as far as your eyes can see.
Depends on what you can afford. Nigeria can build better than the entire black race combined and it’s not a boast. Come to Lagos or go to all the old GRA all over Nigeria abs you will see trees on every streets taller than the trees in most western countries. The problem with the average modern Nigerian builders is greed and lack of proper planning by listening to the buyers. Those who plan to attract Nigerians in the diasporas know that they must plant trees and build a park or any recreational areas. Lagos is full of estates like that if you can afford them?

Nothing to renovate here.. Just pull the whole structure down, secure the nice trees on the property and build something modern and viable for the area. ₦180m is a bit too much for the land, as the structure cannot be repurposed for us.
