I always appreciate these types of videos, they're so informative. We recently drove from PCola to Tampa & Holy Cow, it seemed like that drive took forever! And I hate to say it, but the drive wasn't particularly attractive. Not at all like a day drive in the mountains!

I want to be kept up to date on the Amtrak service that they're hoping to resume and exactly where it's going east west and north of Pensacola. That will determine where I purchase property in the area.
I police Pensacola, that crime resource is not reliable! Goulding and Warrington, are terrible areas! Those areas are full of drugs, gangs, and shootings. Ensley and Myrtle Grove are pretty bad too. In fact don’t live anywhere near the city center. The perdido key and Bulah areas well outside of the city proper are the only parts of Pensacola I would live in.
Thank you for watching, so overall median sales price yes Gulf Breeze is more expensive. That doesn’t mean you wouldn’t be able to find home under $300,000 for example, it just wouldn’t be in Proper.

I like the idea of the video. Can you make another one showing where the locals hang out? The downtown seems a little deserted, maybe it was just the time of day or the humidity.

The weather is one of the big reasons we're moving to the Pensacola area. We were all set on moving to Sarasota, until we came up to the Panhandle & experienced the lesser humidity & temperatures. It was Bye Bye Sarasota & Hello PCola!
Why didn’t you mention downtown, east hill, north hill or east Pensacola heights? I lived in Tiger Point while my children were in school, it was great but it’s not Pensacola.Neither are the other A neighborhoods. Are the missing places rated F ? Really, Garson Point? What are you hiding? That’s the question!
Hello thank you for your comment. To keep from steering this video is 100% based on a report from areavibes. We noticed a few areas were not mentioned but we stuck strictly to the report.
We are the most conservative area in the country. So conservative that we thought Ronald Regan was a communist. Riots not tolerated here. We have men. Our nick name is L.A. Lower Alabama.
So when we are talking humidity I haven’t noticed much of a differeence between mainland Pensacola and Gulf Breeze. It’s more the cool breeze that makes Gulf Breeze cooler than the mainland.

I’ve grown up in P’Cola… my parents have lived there since the early 80’s & still do. The real difference we’ve always noticed in Pensacola & Gulf Breeze is money. Gulf Breeze is a lot more expensive. Pensacola is mostly blue collar. My parents were teachers… no way we could’ve afforded to live in Gulf Breeze. It was for the upper class. Pensacola not conservative? Hahaha Where’d you get that idea? Pensacola is Lower Alabama. I live in Birmingham now. When I go back to Pensacola I feel like I’m still in Alabama. Just better seafood, cause Joe Patti’s & the water is right there.
Thank you for watching. There is a difference in housing prices comparing the two. I think you misunderstood us, we didn’t say Pensacola isn’t conservative, it just isn’t as conservative as Santa Rosa to Okaloosa.
@@EmeraldCoastReloTeam lt’s a strange perspective to say “We chose not to live in Pensacola, guess where we chose to to live?!! Basically Pensacola Beach.” I thought you were going to say Jax or St Augustine…. or south FL It was just an odd video/perspective.
Shout out to Santa Rosa County, moved here 3 years ago from CO as well, have met a lot of people from CO out here. Moving here was the best decision we could have ever made, it is beautiful, white sand beaches, emerald water, great fishing, little to no traffic (compared to Denver), love the schools, roads are kept up well, low crime, booming economy, people are all super friendly and helpful to others...couldn't ask to live in a better part of FL!
What Pensacola Fla. Are you talking about ,you are from some other place you have't. been here long enough to give an opinion , if Pensacola is so great why do you live in crowded Gulf Breeze with traffic lights on every corner.
I have purchased many homes and I have received very little value from buyer's agents when buying homes locally. As long as you do the research, negotiate a good price and hire a good inspector you should be ok. I am open to use a buyer's agent, but the value they bring is not worth 3% (or even 2%) with the tech which is available today. At most, I would offer a flat fee depending on the amount of work they do.
Thank you for your comment. It’s always a preference on whether you think there is value in using an agent to represent you as a buyer. We ourselves have always used an agent when purchasing in other states even being an experienced licensed agent. Many times I have offered negotiation tips and contract advice but having an expert on the local issues and practices has been more than valuable to us.
Just a PSA stay out don't move to Milton/ pace How about you don't move to Milton/pace we have enough people and are roads can't handle all the people moving in. So just stay away stay out especially if your from up north or California we don't want you.
What's your problem with the Southern accent man? I would suggest you embrace it and lose the grating Yankee accent if you want to not be viewed as a permanent "transplanted Northerner"
Nobody down here will bother u if u don’t bother them same as Jacksonville as far as murders and street violence hell no 2024 has been nothing but homicides we had a triple homicides recently for a small city the murder rate is kind of high
