Besides just waiting is there anything I can do over the next 6 months while waiting for my new build to complete- anything I should actively be checking on? We'll, besides selling my current home, and figuring out where to live if it sells quickly of course.
@MeganSellsNewHomesDFW thanks Megan, yes I was thinking in terms of a few things, like the loan for example- stick with the builder lender's initial offer or actively look for better offers, insurance, things to watch for while the home build is in progress (Zak mentioned getting multi-phase inspections), any gotchas - sorry it's a pretty broad question. 🙂 Does your realtor go radio silent for 6 months, etc. Waiting is the hard part I guess. Maybe a video on that?
@@coppermutant Sure, that gives me enough to go off of! I can make a video in the future, but let me give some quick answers in the meantime: -You can certainly shop around when it comes to lenders, but 9 times out of 10 you're going to be better off going with the preferred lender. The incentives are usually tied to them and the process is typically much smoother. Always compare mortgage payments and cash to close, not just the advertised interest rate. -You can get a 3 phase inspection on new builds (foundation, pre-sheetrock, and final) if you just really want that ultimate peace of mind. Most people just do the one inspection at the end, since there are so many city inspections during the process. -Realtors are all going to be a little bit different, but a good one should be involved with the builder meetings and staying up to date on the build process with you. That helps them know when to list your home if you have one to sell, and they more involved they are, the more in the know they are if issues come up. It feels like it's going to take forever when you're at the starting line, but when you're sitting at the closing table it'll feel like no time has passed at all! And then you'll have years of enjoyment in your new home ahead 😊
