very sound advice for ANYWHERE, not just Panama. I have seen so many people in the USA get jacked on return because of what the sales person said vs doing their own research.
Thanks for the great tips and for trying to keep pricing fair. One of my primary reasons for relocating to Panamá is because prices are already too high in the States. I don't need a bunch of coastal Gringos running down there and driving prices up the way they did here

Definitely some similarities in terms of pre-construction project on the beach that has a hotel component and a name brand. I would argue that the similarities end there though. The group behind this particular development has been around for almost 40 years. The Galvez family for Nikki, this was one of their first projects. The project site for Nikki Beach is another 30 minutes from Panama City so it's also quite a bit further out there. Additionally the original builders of Nikki Beach did not plan on retaining any of the commercial facilities like this group, so that's why we feel comfortable promoting it and that's what I think is going to make it a success.
The lowest-priced units start around $350k. As far as financing goes, you can finance with whichever local bank you choose. Are you currently in Panama?
To start off, im not a real estate agent. I have my Visa in Panama. This is just my personal and slightly educated opinion. Yes, but the difference is that you can't touch this condo in this type of area in the US for under a million. This building is called the Yoo. Arguably, it is top 3 buildings in the entire country of Panama. It is located on Balboa AVE, which is arguably one of the best Ave's to live on in PC. If you took one of the nicest buildings in the US and placed it one of the best locations in all of the US (such as Malibu, LA Jolla, etc, this would be a multi million dollar condo. I have a rental home in Texas (cheaper cost of living compared to CA, FL etc) and I spent 400K on a run of the mill 3/2 1800 SF house. It is def not as awesome as this condo and this building. You can find condos in Panama for 50K-100K if that's what you're looking for. You can also find 1-2 million dollar condos and everything in between. Panama is not a 3rd world country. It's not Ecuador, Thailand, or Cambodia. Those places are still very cheap.
Clint, you're spot on with this one amigo. Arts & YOO is a waterfront luxury highrise on Ave. Balboa in the heart of downtown Panama City. The building has 3 of the top restaurants in the country, valet parking, a resort-style pool, a spa, a fitness center, and much more. This building changed the entire luxury property market when it was first introduced in 2014.
Luxury properties in downtown Panama City do tend to have a higher price point than the rest of the country. What areas are you currently looking into?
Absolutely stunning place! Thank you for showing the 2 bay sink and dishwasher in the kitchen. More time to enjoy that beach when you can just rinse and load the dishes and go outside! 😁 I didn't see a laundry room but at this price I assume the unit has a washer and dryer. Quick questions: Do many of the newer condos feature dual pane windows and sliding doors? I'm curious for both sound and heat insulation. Is there a year when they became more prevalent? Or are they rare unless an individual owner installs them? Thanks!
Hey there! Thanks for your comments :) Only the really upscale condos feature double pane windows for both sound and insulation to keep the a/c efficient. Some developers like these guys have been doing it for years, but most developers will go as cheaply as possible unfortunately! Dishwasher: We got you :)

@@truthseeker9454 Yes, most condos do have a laundry room with a washer and dryer. Regarding the windows, it does depend on the property. We have found that most of the higher-end properties, like the one in the above video, do come with double-paned windows.
