I heard you on bigger pockets real estate rookie a couple years ago and tried direct mail marketing with just a typed letter with a hand-written signature and address header, and got my first deal. So I know you know what you're doing! I am now interested in supplementing, if not replacing my w2 income by becoming a real estate investor, and, like you said, I think wholesaling is as good a place to start as any. I remember on that episode that you were someone's mentor. Are you still doing mentorships? I'm looking to be in the hill country of Texas soon to begin the real estate journey.
Ive been using leadkuma for my direct mail flyers. loads cheaper than any other place and, and the response rate is bonkers. plus they send insurance brokers and agencies 200 dollars off for every order since we consonantly order all the time.
This is very helpful, and I couldn't agree more that having a new roof and HVAC isn't going to sell the home these days. The design and the feel are what mostly move buyers these days.
I try to have both right. I want it to last/be functional but if I'm going to paint anyway why not put some thought into it? If I'm going to replace lighting why not put some soul into it. ya know?
Hey sir I know this is an old video but when wholesaling does the 75% rule normally include closing costs ? And if not how can I present the offer to a cash buyer and let them know that “ closing costs are separate from this price “
You're not going to love everything I do and that's A-ok. The folks at Ivory did a few hours worth of calls for my folks in CCF, gave us a few templates, and my team is actively using their deisngs. They're dirt cheap compared to hiring someone local. For us they raised the bar of excellence on our projects. I don't know about you but I was NOT going into my remodels with anywhere near that level of direction. Use them if you want. Don't if you don't. BUT... Level up your design. Map out your finishes in advance. Map out your materials. I bet you'll see a substantial Roi.

It’s hard when most things (even these) are affiliate links. Hard to trust what folks say about what’s worth it and not. My rule is I only talk about tools I’m paying for and actively using to generate a profit

@@RyanDossey I tried deal machine but the problem I found was I searched homeowners in Jacksonville but the number they had was from different locations. Is their a way to filter out such stuff.
I don't have much use for agents besides to throw it on the MLS. I always have to do so much work as the seller (negotiations, concessions, pricing, listing verbiage, etc.) For my last two primary homes... Agent wanted to list for $650k, I said $630k, sold for $620k. Agent said $350k, I said $400k, sold for $400k.
I totally get the senitment. I used to be very "anti" agent. I think I still am anti "average" agent. Now that I have a brokerage that's active in 11 markets I'm really seeing the value an agent provides an investor. We pair one with our homebuyer. It can be a super symbiotic relationship. 1) Discounted white glove listing servics. 2) A way to monetize options that wouldn't have sold for cash. Amongst others. Happy hunting :)
