I’m talking about selling a home and pricing it correctly to maximize the sale price. If you start on the market and it’s overpriced you will ultimately end up selling for less than if you started at a competitive price. It’s just economics… supply and demand.
@lowkey.fuckedup
@lowkey.fuckedup 9 месяцев назад
So your logic is to price it low to attract people who are seeking low prices (because they want to spend less) and then somehow those same people are going to change their mind and decide to spend an amount over market value or comparable, just cause they heard someone else was willing to outbid them? Maybe if you have an absolute dream home that folks fall in love with, but i realistically see people just throwing in the towel and moving on with their home search 9/10 times. Also the bread analogy doesn't really fit. Mold being representative of the passage of time, on a house any such effect would result in repairable issues. But realistically a home shouldn't incur massive repairs while waiting for a buyer. Unless you live in venice.

The big problem is people aren’t making enough. They don’t overspend, expenses are simply outpacing their incomes.
@RealJordanTerrell
@RealJordanTerrell 9 месяцев назад
Although true on the disparity of income vs inflation, there are people who are spending more than they should especially when things are getting more expensive. Kids and young adults should live with their parents as much as they can, find a roommate to split rent, etc but most people want: a nice apartment, a nice car, want to go out to eat and try new places even though they know they shouldn’t. The people who are not able to afford much right now should be focusing on garnering skills that will increase their income. No one should stay in entry level or min wage jobs for the rest of their lives. Those jobs were meant for people getting into the workforce (college kids, high school kids etc)

Not sure what zillow brings to the table, never sold or bought thru them. A realtor brings the entire history of real estate to the table starting with the legal documents that cover all manor of issues and legal disputes that have come about from lawsuites. Unless your a professional thats been buying and flipping houses for 20+ years, your carrying a very heavy risk that something goes wrong on either side of the deal and your legal agreement didnt cover it. Act accordingly.
@johndurrett3573
@johndurrett3573 Год назад
additional note for clarity...Realtors bring a copy-written legal agreement for seller/buyers to sign. If your independent buyer/seller - do you have lawyers at your disposal to write an all encompassing agreement thats water tight for all possibilities? Try writing one up from scratch. Good luck with that.

Travel agents became obsolete because people could book their own flights. People do 95% of the work in finding their own new homes. No idea why a realtor gets a $40k commission on sale of a house when the buyer and seller did all the work. When people receive an app that allows them to submit all the forms online themselves that will be the end of realtors.
@RealJordanTerrell
@RealJordanTerrell Год назад
Buyers and sellers do not do all the work themselves, I'm not sure if ever seen the work that goes behind putting a home for sale or finding a buyer the right home but it's a TON of hours and WORK. But what is true here is that these giant corporations will eventually make it seem so easy to do it with one click of a button because they systematized the backend with tech, automation,s and AI.

@@RealJordanTerrell actually me and my father built our own homes, we've taken apart and rebuilt cars and there's no need to resale a home you plan on living in forever. Farming is also very easy to do yourself so there's really no need to have other people do these things for you that you can do yourself. @RealJordanTerrell Год назад
@@Alvaro_oro congrats! You’re one of the very few people who can do everything but 99% of the population doesn’t want to do that hence why they pay for convenience and for other people or companies to take the burden. I never said consumers shouldn’t use the big companies, more power to them. I’m trying to help real estate agents understand that if they think they can get by doing the bare minimum and all on their own, then they’ll be put out of business in the next couple of years.
