Cool concept but false reality. Nocatee is very clicky and divisive. Either your with the Georgia crew that day drinks at the pool and let their kids run wild or you are team Jersey trash where they run stop signs and complain how they miss Mozelli’s pizza… no diversity and minorities are ignored. We moved out in less than a year. Don’t believe the hype
Exactly. I never want anyone to be confused. Nocatee is a master planned community inside of Ponte Vedra. It just happens to take up most of the area in Ponte Vedra. AND Nocatee falls inside of two counties!
Nocatee master however allows the buyer to take advantage of their award winning amenities for Noc Residents only. Well worth it! Buyers need to understand that buying outside "Nocatee" in Ponte Vedra doesn't include the amenities there obviously.

The CDD and HOA fees vary per community. Typically the more an individual neighbor offers, the higher the fees. Some have pools, tennis, parks, attended gates etc. The CDD fees vary on the size of the lot.CDD fees are broken up into 12 payments and attached to your mortgage payment.
