We have casement windows in a new construction home and a couple are leaking when it rains heavy with wind. Should the flaps on the weak holes be down or pushed in? They flap inwards and once they do you can’t get them down.
I notice that the weep holes on my brick house are a piece of rope instead of gaps. They are above the first row of bricks and not below? Any idea why they didn't put them below the first row? Also, is it ok for dirt to cover the brick as long as it is below the weep hole?
Hi Troy, rope (Weep cords) were introduced in the earlier years, approx.1980's, before using the weep holes. the weep cords have voids in them to allow the moisture to escape but sometimes they can get blocked and they do not allow ventilation. They were sometimes installed above the the floor area. Weep holes are the preferred way by brick masons today and are installed above the flashing. I would get a masonry person to inspect the area to see if it still functioning because you do not want to trap moisture and cause moisture problems. I do not recommend covering brick with dirt, it can trap moisture which may deteriorate the brick. I like to see 4 to 6 inches from brick to grade and sloped away from the house to avoid any water damage. I hope this helps you out and thank you for reaching out to us. www.truspaceinsp.com
