I mean you say that the deposit should be given back but there are many cases of the landlord refusing for no good reason. They set unfair times to return money such as 30 days because they know the tenant will probably not be in Thailand and so they can get away with keeping the money. Also thai landlords have no concept of “fair wear and tear” and charge the tenant for small imperfections such as marks on the wall. Agents have no power to force the landlord to give the money back and usually aren’t interested in fighting for the tenant because all they care about is getting their fee. Thai real estate is the Wild West compared to everywhere else in the world. I would never buy anything there.

Why sooo smaall rooms in thai condos? New buildings, but old standarts. Bedroom must be from 20 meters minimum, studio + kitchen from 22m is ok. Bathroom from 10m No space for normal wardrobe and wide table. Ceilings too low. 9 meters bedroom, seriously? No fresh air if I close the door. Air conditioner blows directly to your face 😪

as a foreigner- if i were to try and freehold a villa for say $700,000 aud how much would it cost and would i also have to freehold the land that the villa sits on
a note for designers/developers...nobody want to sit facing the wall. Stop with the bar stools/counters facing the wall. That's a deal breaker. Instead, add a drop down/fold out table where people can face the room/TV, or add a coffee table that pops up to desk height to use for dining/work when needed.
it is not walkable to bts or mrt. unless you are a single guy (with a motobike), you will need a car to live there. grab is very expensive in that area, and long waiting time.
@tuu it is utterly wrong. From the gate to the condo alone can be a 5 min walk. door to bts is more like a 25+ minutes walk. mission impossible in the bkk heat. no airbnb sign everywhere in the building, yet 90% occupants are airbnb. anyway, airbnb is not a problem for me, and building itself is nice, but the bottom line is that it is impossbile to live there without a car.
If you’re trying to rent a property, you might use “landlord”. If you’re trying to sell a property, like in this video, it’s preferable to say “seller” or “owner” to refer to your client.

great video, and nice building. however, i never get why people would build a small duplex like this: sacrficing lots of footage for .... nothing? for super wealthy people, i would understand, they would build an aprtment 4x this size, and make a duplex to show off the swagger.
