We have original wood floors so I’ve removed most of the rugs and wood polish the floors every time on my way out for a showing. I do still have those random rugs especially in the kitchen. Big dogs that slide on their mad run through the kitchen to the yard need those rugs. But I do roll them up and put them away for showings.

I don’t have a lot of stuff out. Nearly everything is stored in the garage until we move in a couple of weeks. But I’m learning that I need to remove our hug red floral ikea sofas and find something neutral and more fitting for the living room ( I have a husband battling everything so it’s a struggle) also that I will never have this level of esthetic staged in my 1900s Victorian but wish I knew how to make it happen. Because wow, gorgeous. (No not the stinky creepy home)

Thank you! I just bought a house with a corner fireplace and i was at a loss! N9w could you please do one about how to work around a pony wall? I cant remove it because it has a vent and an electric outlet in it!

Here I am in my (stupid) small one-bedroom Bronx apartment in which there are radiator insets beneath every window configuration and, of course, a window air conditioner in the main room. Kind of a nightmare.

Yeah a new video…😊. Also do you have any suggestions for hanging curtain rods on walls that are solid brick? Always have a terrible time with this.

Yes, you must first drill holes into the brick and use anchors for the screws.

I live in England abd have a very old character cotrage which I have lived in for 46 years. Modern decor would look out of place in a cottage like mine. I get the decluttering and cleaning bit, but grey colours would just be depressing and are no longer trending. I had white in my kitchen but it looked cold and stark especially on snowy days. My furniture is in keeping with the character of my cottage and like I said it does not lend itself to modern styles. I shall, paint it a warm white or a neutral green clean it thouroughly, Declutter, new carpets and a couple of chimney pots should do it interior wise. I do need to replace the windows which will cost dearly but elevate the living conditions considerably and tidy the garden. Should I replace the windows?

Short answer, yes. You will likely end up paying for new windows one way or another, whether it's in preparation for selling or when a buyer asks for a purchase credit to replace the windows. I think before would be more advantageous since it would become a great selling point and improve the overall look of your home.

I would live in the New York apartment yesterday too! Oh my goodness, how sensational the original was! Whichever agent convinced the seller to virtually stage it, I feel, did a disservice to the seller.

I love everything this video talks about. I am confused though, when you say, do it yourself for every aspect, do you mean YOU personally would relandscape the whole yard, and you personally would rip up the carpets, install new carpets and install flooring? Could you please explain what you mean by DYI as opposed to trademen doing carpet, plumbing, electrical work. etc... You can't possibly be able to personally do all these different types of jobs yourself, can you?

I am able to do most renovations on my own but would hire a professional for jobs that are beyond my scope. For instance, if I wanted to do more than just install a chandelier or change out a faucet, I would hire a professional, especially if things became more complicated or there were actual electrical or plumbing problems. Basically, you are your own general contractor when it comes to choosing what jobs you do yourself and what you don't.

I loved the pink and sassy living room! It was so cute. The worst was those maroon walls. Who looks at maroon paint and thinks it’s a good idea to slather it all over the walls 😮

One of my favorite funny real estate listing finds was seeing how a realtor edited the front lawn of a home. It was listed in the middle of winter and everyone’s grass was dead, but they had cut and pasted this one green patch of grass all over the front lawn. They didn’t even bother trying to blend it in or make it look natural. It was so obviously the same patch of grass over and over again, that I couldn’t help but laugh! 🤣 Not only that, but they used that same patch of grass on other outside photos that were taken from different angles 🤦🏻‍♀️

I confess I'm into real estate "porn" and I check out Zillow, etc., regularly--mostly in the vain attempt to find an affordable apartment in Manhattan. Hopeless!!!--but I love looking. I will entertain virtually staged apartments but, yes, the realtor must include actual photos, otherwise my bullsugar radar explodes.

you forgot the most important thing : time. If these updates would take you a month or two, wouldn't it make more sense to hire a professional to do them ? also, professionals have better tools that could help them complete the work faster.

The time argument only works when you use the time saved by hiring a professional to put in more paid hours at your job, and the extra money you make exceeds what you have to pay the professional. Otherwise, you are just placing an extremely inflated value on your own leisure time.

@@DesignTime - Think it through. Whatever you pay someone else to do your work for you, that (after tax) money has to come from the money you earn from your job, investments, sales, etc. Your own video just detailed it costing $30k-plus to hire professionals to do the work. If you make $45k-%50k per month, then it might make sense to hire professionals to save that month of work.

I see it differently. I have a full-time job during the day time, and like to spend time with my family when off-duty. Allocating 1 day per week on projects is about as much as I could have. That, it's not enough for any serious renovation. Let's go through a common renovation : a kitchen. It would take me at least 7 days to complete that. Would I want to keep my kitchen in a non-functional state for 7 weeks, while renovating it only 1 day per week ? probably not. On the flip side, any minor renovation that would take few hours are non-issue,

DIY family here. My dad taught all of the industrial arts and built two houses and my husband learned from his father and mine. Our house was totally redone down to the electrical outlets, moldings and register covers. If possible always DIY. Thanks, Lou and have a glorious weekend! xoxo

Faux sheepskin rug was much too small. Should have been large enough to completely cover floor under the small table, with plenty of rug framing it. Or, large enough to go up under the two front legs of sofa/ loveseat/settee, and protrude far enough out for the feet of a guest that sits there. Or, much larger, as an area rug. It is a statement piece, make it speak for itself as to why it belongs in a $1,000,000 home, not look like it just left Ikea.

I would get rid of that 2nd chair in front of the fireplace. I would pull the drapes back some on each side so you could see some of each window. Yes to adding the sheers. That whole window is tough with that arch in the middle.

House A was AWFUL! I have cats there’s NO smell. Why? Because I use a cat box and keep it clean! I’m the only person that I know of with a cat that can boast this. Is it really that hard? House B was Awesome! Move in ready.

The first one GET RID OF THE SECTIONAL Your husband picked out no doubt. Its ugly. Get rid of the window treatments. Awful. When walking in create an actual entryway by putting a low narrow table.

Love the bed there. It is where I would have put it to face the light in the morning. Not to mention, it does center the room really well with the fireplace placement. Great work. ❤

Occupied remember to empty the dishwasher. People do open it. Remember they are also buying this item. Dishes with food on them do smell. Left in and enclosed space turn very quickly. Run at night and empty in the morning. No dishes in when showing. WASH the windows. SHOWS that the owner took care of the house. Run the self clean OVEN. Remember CLEAN. Would you want to buy a homes that is dirty? Also the microwave.
