You can to an extent. The founder of our company is now working 7 hours a week and we manage 6,500 doors. He stays involved in a few key things such as insurance, legal, and marketing. The key is to hire top talent, incentivize them, and monitor from a high level.
Our industry is a multi-layered business and good judgement is a required skill to be successful. Protocol can only take you so far. Marc dropping gems!

Not at all. If the property isn't renting, the market is telling you the price is too high. You're actually ATTRACTING trouble-maker by pricing too high. The only people who will rent an overpriced rental are those who are desperate and can't get anyone to rent to them in their normal price range.

As always, incredibly sound advice from one of the best minds in the biz! We sold our pm company (for a great price thanks to Marc’s expert coaching) and we use rentvine now to manage our personal rentals. Side note: Marc, with all of the recent news about squatters, is grace doing anything different when it comes to SHOWING properties. Obviously this is not a NEW problem, but there has been so much recent news about folks taking possession of vacant properties and refusing to leave, it seems like it might encourage bad actors who hadn’t previously considered the possibility. Is grace still using self guided tours and if so, are there any additional precautions your team is taking to avoid someone who viewed the property as a prospective tenant pocketing the keys and moving their La-z-boy into the living room?
Great tools for sure! I did verify with Zillow they don't utilize any non public information so per them they aren't lumped into the Prohibited Algorithmic Pricing blah blah blahs
I just googled Rentometer and called them. Their automated message pronounces it Rent-AH-meter, similar to "thermometer". There you have it, mystery solved. 😂
