I know this is 3 yrs old but now housing is way more expensive, I wonder the rate of housing inflation here. I live in the lowest income neighborhood (ghetto) and the single family homes are going for $1.2-$1.6 mil

Funny you talk about Richmond's housing because that city literally has the cheapest place to buy a home in metro-Vancouver. If you don't mind living in a condo or apartment, it's not that hard to find a place for under $500,000. Some places are legit under $300,000. Personally I find there to be a charm to Richmond. Maybe it's just because hobos who are looking to steal your bike are down to a minimum there, but the city definitely has a welcoming and unique feel to it.
The ultimate sweet point to stay in Coquitlam is near Lougheed town center / Austin Heights. It comes in Zone 2 of translink passes. Walmart and Burnaby lake are close by. Easy access to Highway 7.
Richmond is going straight into the bucket not keeping up with the pace of amount of people with all the aging infrastructure. Note the crime is increasing and nothing is being done. Bylaws are not up to current standards and levels to protect citizens from criminal activity
Its videos like this that are destroying our once beautiful province. Langley used to be an oasis from the chaotic mess from Vancouver. We had wonderful country roads, no rush hours and real estate that us Canadians could afford. Langley has become a cash cow for greedy developers who are ruining out community . Willoughby has become a densified conglomeration of tenements. What used to be affordable acreages for our children has now become a commodity for the global investors. We are suffering greatly here from many social problems because of this. Homelessness, suicide, drug addiction, crime. Please Most canadians are sick of the rampant immigration our governments are promoting. Many of them are getting wealthy wielding the power they have to take our land away. They are corrupt and their actions are treasonous. Think about if your beloved country of India was being inundated by mobs of foreign land buyers. Think of how that would feel having your land so expensive that your own children born there could not afford to buy a property. I beg you please concider this before you move here. We are suffering greatly.
The Chinese destroyed Richmond and any town they go to by gentrifying it and destroying the culture. And then trying to cover it all up and crying racism and that's how communists use Marxism to take over.
Hey Brad, markets down in sales from 2021 and early 2022 as well as the prices. Good opportunity for buyers if they can snatch a good deal. It will be interesting to see how the first half of the year goes. I think we will see well priced homes sell and overpriced listings sit and get stale. Lots of new rule changes just came into the province, eg 3 day cooling off period, and foreign buyer ban. Overall people want to buy since rents are super high here now , we just need more clarity on the interest rate outlook since BOC will increase a few more times this year. I'm optimistic we will have a stable year ahead with prices staying flat and not going much lower. I doubt there will be anymore correction since listings are very low still. How about Airdrie?

I like hearing updates from agents vs what the news says lol We’ve held fairly steady in the back half of 2022 after the craziness of the spring. I’m expecting a similar situation here. Probably a fairly stable price year year, with potential to move up a bit more depending on interest rates, etc..
I could not disagree with more. Willoughby in langley is a mass density area and very very terribly designed. It is full of condo's and townhouses built so close to each other. The streets are so narrow because the developers and planners have no sense. Street parking is a myth, and you can barely turn a smart car around near your " apron " driveway. The boxes that they call homes there are disgusting. Lack eco green areas and the cutting down of forests to build concrete. Stop lying!!!
Tsawwassen and Ladner are basically retirement communities where old people go to pass on. For the families that have moved here, there's nothing for kids to do, either than join a sports team to occupy their free time or loiter at the mall. Absolutely nothing for them to do after 8pm, except possibly get into trouble. Make sure they have access to a car, as they will be desperate to venture into North Delta, Surrey, Richmond or Downtown Vancouver. Not really a whole lot for adults to do either. From age 13 to 50, you will be bored unless you plan hiking, jogging or joining the curling club as your daily activity. 5ish pubs between the 2 communities, mostly filled with seniors sipping on beers to pass the time. North Delta sharing its border with Surrey, tends to be a little more vibrant. For rentals, unless you're looking for a whole house, you're not going to find much. There are very few condo or apartment developments in all 3 communities, with detached homes dominating the city. The rentals that are available, are ridiculously over priced. As for what is for sale in 2022. Condos and townhomes go around .4 Million and up. Homes start around 1.2 million. Shame really. Tsawwassen has a beautiful developable coastline around Centennial Park, that could be built into something similar to Marine Drive White Rock or the Wharf in Richmond. Bring in American tourist dollars, jobs to locals and possibly bring in some much needed young blood to the community with hip and trendy shops and restaurants by the beach . But I doubt the greenies or local retirees would allow it. However, if the docking port for cruise liners gets moved to Delta, which has been talked about, you might see things change with more evening entertainment and some sort of night life being developed. Until then, unless you're looking for a retirement home, I would avoid Tsawwassen and Ladner.
