Sometimes when I show the location through the google earth, it makes the impression it's too far from places of interest. But once you live in a touristic destination, you'll realize it's better to be in a timeframe of 15min to everywhere.

I´m from Germany, I lived in D.R. (Pt Plata / Cabarete Region) and also in USA, CA, Thailand, Poland, etc, etc .... My basic questions ( I speak in GENERAL , and I know it does not apply to everyone here and it is NOT against this project or design etc etc ), but.....: 1. --------------------- WHAT IS YOUR TARGETED CUSTOMER GROUP? I´m sure not the citizens of D.R. who cannot afford such prices at all. So its only people who have the money of course... If I choose between D.R. and for example in Asia, then e.g. Thailand is FAR BETTER developed than R.D.. All in all life, food, living, etc is much cheaper there and offers more for my money. For +- 250,- US$ / month I can rent a 30sqm Apt in Bangkok or even less in Pattaya, Hua-Hin. WHY? There are HUNDREDS OF THOUSANDS of available BRANDNEW apartments to RENT, without having any risk, efforts in reselling it later, etc. And that is one important point. RESELLING! ...... So why should I OWN if I am far more flexible with renting? YOUNGER PEOPLE as target group? Most dont have the money or still work, unless some business entrepreneurs (digital nomads) already made it.... OLDER PEOPLE? Do they need to OWN ? I am 55 now and I wont BUY anything anymore UNLESS the prices drop from Utopia to fair and affordable.... like in Asia.... So if I have the money, and if I am flexible and no more connected to any other place ("home" in USA/Germany, etc) or to family, then I choose the cheapest place to live with sun, no languange barriers if possible, best economy, etc.... my side costs should not eat me up. Whereever that is 2. ------------------------------------------------- I understand the developers, agents etc want to make money (quick).... BUT I see a big problem in the RELATION between offered prices and to few sqm ! More and more people wake up and know how cheap it REALLY is to build. The profits between builder- and buying-prices are utopic high. Nowadays small tiny homes can even be bought for 50000,- and less. In Philippines a 40qm house could be built for under $ 10000,- (at least a few years ago). A TESLA BOXABLE HOUSE (foldable, built in 60 minutes) is available for 50000,- +- (originally from US $ 10000,- !!) I dont pay $100.000,- for 50qm . In Thailand I can pay far under $50.000,- for 50sqm., so lets say 1/2 of Dominican Rep.. A new 30sqm Condo can be bought for $25000,- A friend of mine in cabarete bought a nice house for under 50000,- wich is already twice too much.... So now "kick" me to Thailand... Its only an example here , my thought . I know comparing can be incorrect. 3. WHAT DO I WANT OR N E E D ? the older I get, the less material stuff I need.... I get rid of it.... However I need COMFORT. Flexibility space . As single at least 50-70 sqm (depends what stuff i need to "store" or how much) An Apt "needs" also space for 2 people (just in case). 70.000,- US$ for 100sqm might be acceptable for a brandnew Apt/Condo . 4. WHAT IF a project suddenly no more exists.... Too many developers disappeared. Just my first thought. But nicely made anyways
