GREAT QUESTION! I recommend my buyers to delay closing only if there are structural or mechanical repairs. Cosmetic repairs can be handled after closing and not something I would worry too much. I will also make sure that there is no "late fee" charged to my buyers for delaying as in my opinion, it's unacceptable for builders to close when there are structural and mechanical repairs outstanding.
Great Information. What about the Mello Roos Tax? When buying a home Consider these fees in addition to your Mortgage: 1. Mortgage insurance -- if less than 20% down 2. HOA Fee 3. Mello Roos -- if in a new/er community 4. Home Insurance All these fees combined can increase your monthly payment by 20% -- 50%.
We don't have Mello-Roos tax in Las Vegas, Nevada. We have SIDs and LIDs. Great insights and breakdown on additional costs. All home buyers need to be mindful of all these expenses.
D, all of the above. I love this video. I’ve always wondered how HOA fees differ between communities and master plans. I just learned from a few friends that live in the Bay Area they pay $600-$800 per month on HOA fees and they do not live in any master plan communities or gates communities. The HOA’s we’ve researched here in Vegas seem more than fair and reasonable 😊
@@KaoriLuxuryRealEstate If there’s unplanned costs that can be an assessment . One year it was extra $100 per month for a year for them. It usually is a 3-5% increase each year for them.

As someone who is considering a move to the Las Vegas area and has never had to deal with HOA fees, this video was both informative and eye-opening. I can now see why contacting a buyers agent ahead of time is necessary for research purposes.
Good information but Las Vegas rents and home prices are half of what is in LA. Yes the weather is torrid during the summer but only slightly higher than the San Fernando Valley 😢

The earnest moeny is quite high compared to resell, Does the lender ever help cover earnest monney? That is a large chunk of change to come up with esp out of pocket
I agree. It can be higher than some EMD for resale homes. That is why you need to hire a buyer's agent so that the agent can negotiate the EMD amount for you! I've negotiated EMD from $40K to $20K for a buyer before!
I watched the original film of the construction of the entire development from the early 60’s those houses were priced high even for back then. My parents bought there first house next to Disneyland in the mid 70’s for half the price as these in the 60’s.
@@KaoriLuxuryRealEstate I own a vintage home in paradise, did a lot of work to it, paint inside and out, desert landscaping, new tile floors throughout whole house, built new block walls, stained instead of painted, ornamental iron between columns, roller gate for driveway, ornamental iron all the way on one side of the house, ornamental iron balcony, granite wetbar and grill with Cabana by pool, slate tile outdoor on upper patio cool deck around pool, had pool replanted and tiled, moved pool equipment over ten ft behind other wall to get rid of eyesore built another Cabana over it for cleaning in the shade.

Rate lock length varies based on the builder's lender. Most builders will cover the entire build time whether it's 6 months or even 12 months. Make sure you ask the lender how long the rate lock is for and what happens if there's a delay in construction...

Great question Gabriel! Builders actually prefer financed deals because they can make money from the loan! They don't offer good cash incentives and lately, I've seen no incentives for my cash buyers.

Is that the neighborhood with a plume of highly toxic PERC (dry-cleaning fluid) that leaked into the ground water for fifty years from a nearby shopping center. Or was that the Las Vegas Country Club. The homes are "Palm Springs' nice but need the Palm Springs touch $$$$$$ to bring them back. Looked around the neighborhoods back when I was considering moving here as I wanted a house originally with a wood burning fireplace. What I did not want was to live within the city of Las (Goodman regime)Vegas. I gave up on the wood burning fireplace homes with low ceilings, the too close proximity to the Strip and all of its problems. Might have been great in 1963 when Las Vegas was a small swinging resort town. Now that it is just a corporate "leave your money" sort of place, Summerlin is where it's at and about as far from the Strip as one can get. Lovely homes in Paradise Palms but it is just too spotty. That house will have to be completely stripped back of the additions and renovations, much like many in Palm Springs. Great pool however.
