What about a hybrid brokerage but only does a few comm. deals. Can a company like that potentially create a seperate division only focusing on comm? (specific training for agents etc..)?
Commercial Industrial RE should be 8%! For a host of reasons. Many times Commercial real estate from the time you meet your client to the time you sell their property can take up to 12 or 14 months. Why would you settle for 6%. There are zoning change issues and that involves cities and counties determine if the zoning can be changed. There are so many variables and complex issues concerning Commercial real estate. 6% is fine, if you close in 3 to 4 months, but that rarely happens in Commercial, thus the value should begin at 8%.
A RU-vid channel always comes up in search results, depending on three factors. First SEO (Search Engine Optimization)-(Your SEO is 00/100- should be a minimum of 80% out of 100%. , keywords, and tags. Otherwise, the view will suddenly increase and decrease again. Great interview with Tom McGee, CEO of the International Council of Shopping Centers. Tom did a great job of summarizing changes in retail real estate since the pandemic. Michael Bull is a knowledgeable broker and good interviewer.
Bla bla bla... RealPage is the worst property management software and the reason people are veering away from houses is because of the market rates. Nobody can afford a house. Now the apartments are just as high in monthly rent. How's that software issue working out for RealPage? Law suits for software prompting higher rent rates in the middle of leases. What an expensive mess.
