If you’re going to represent the Ponds, then please don’t say that Crestwind is a part of the Ponds because they are not. They are a separate entity. They get to share our pool and amenities because they pay to do that, it’s not a gift for living in Crestwind.

Secondly, the neighborhood is called Cresswind, not Crestwind (in case anyone who reads this is researching the community). And you are correct, Cresswind does have access to the amenities located within The Ponds. According to Kolter Homes' own website, the community is "Cresswind at The Ponds". The residents in Cresswind pay a portion of their monthly HOA fee to Cresswind and a portion to The Ponds. I'm not sure how you think this makes them a separate entity? Very similar to how Del Webb or Four Seasons are a part of Cane Bay Plantation. Or Horizons is a part of Summers Corner. Thank you so much! If you are OK with a villa, then Hammock Walk would be the least expensive choice. They are attached villas with either 2 or 4 congregated together. For single family homes, the best value for your money would be in Del Webb Cane Bay (north Summerville) or Horizons (south Summerville). Hi there! Thank you and thanks for watching:) We do have alligators in our ponds - if there is water, just assume there might be alligators! We do have snakes as well. While I don't see them super often, we have had one on our porch before and you will hear talk or see on the neighborhood Facebook pages about snakes in the area from time to time. Many communities seem to be more rural like the Nashville area. Your videos seem to tell me it's Nexton? I'm from a small town south of Chicago so I'd like to keep that type feel community with the amenities. Price points 400 up to 550ish. Move not imminent, researching now.
@@scottbertrand5544 Based on what you are describing, Nexton would definitely be the best choice. Very walkable, bikeable and golf cart friendly to access shops and restaurants. It is also the only community that offers a gym within the community (with the exception of Active Adult neighborhoods) and a very nice resort style pool. Please let me know if I can help further!
I am really sorry you feel this way! The Charleston area has changed greatly in the past few years. The secret is out how amazing this area is and people are making the move. I do understand your sadness about the change, however. The builder here did keep some of the natural beauty and trees, but you are right, things are different.
We try to be very careful not to fall off when paddling and be on the lookout. But typically alligators are more afraid of you and would swim away if they were approached. That is why it is so important that people don't feed them or cause them to be curious towards humans.
Thanks for your message! You should assume that any body of water could contain alligators. However, we do still kayak and paddleboard in the lakes. We use caution not to fall off and are on the lookout for alligators while paddling. I promise, the neighborhood of Horizons is flood zone "X" - at least at this point in time :) Anything can change. I just closed a home here today and no flood insurance required for a mortgage! However, there are a few homes in Summers Corner (outside of Horizons) that are flood zone "AE". Thanks for watching!

No matter the cost, HOA ends my interest in any area. My gosh, just look at unwarranted rise in HOA charges in the Florida areas and the abuse of the funds by HOA managers. They don’t provide value but just another way to suck more money out of the tennant

It does not. Property taxes are an additional amount due annually (or escrowed with your mortgage). Taxes here are quite low, however! Most of these homes will have annual property taxes in the $1500-$2500 range.
Hi there! The lowest priced community will be the new Ashton Woods community called "Hammock Walk". Those are attached, villa style homes starting in the $300K's. The next lowest priced would probably be Horizons at Summers Corner starting in the mid $300K's. Please let me know if you have any more questions!

Hello, I like Your Video of this area. How much are homes that have at least 4 bedrooms and 3 bathrooms? I notice a boat and a RV at 2 of the houses so I assume the HOA allows them. Thank You.
Glad you like the video! There are currently 5 homes on the market in this area with 4 bedrooms, however, the bathroom counts on each of these are 2.5 instead of 3. They range in price from $365K-$450K depending on square footage, upgrades and location within the community. Let me know if you would like me to email any of them to you! I have reviewed the section of the Wescott Plantation CC&R's which discuss the parking of boats, trailers and RV's. It seems as though they should be parked in garages unless special permission has been obtained from the board to park in the driveways. While driving around the neighborhood, you do notice quite a few boats and RVs parked in driveways, so it does appear that the HOA is a bit more lenient than many others in this area. But I would be happy to provide you with the HOA information if you would like to reach out to them directly to confirm! Hope this helps!
