A cap rate is not a "return". Cap rates are a valuation metric from an income approach to value called direct capitalization. All a cap rate tells you is what investors HAVE paid for NOI. V=i/r In a 10% cap rate market that would be $10=$1/10% In a 5% cap rate market it would be $20=$1/5%. You can not tell me which market has better returns based on that. Seriously, why would TWICE the "return" sell for HALF the price?
It definitely looks expensive but the style is very old school. It looks like what your grandma would buy if she were rich. I would love to see something on this scale that didn’t look so dated.

99 percent of people would not be able to afford to live in this house if it were given to them for free. Taxes, utilizes, and add window coverings alone would put you in debt. If I were to receive this home it would be a count down to put it up for sale asap
